Cape Town is about to get a very pink surprise

The Marlow on Mill, a very pink residential development, is coming to Newlands, Cape Town. 

The new development will be constructed on a consolidated erf in Mill Street, near the Sports Science Institute and Newlands sports stadiums. It will have sweeping views of Table Mountain.

The apartments range from deluxe studios and spacious one, two and three-bedroom apartments to a luxury 240sqm penthouse. 

The apartments, which are also pet-friendly, are being developed by Eris Property Group and designed by TwoFiveFive Architects. 

There will be four levels of basement parking, with 1,2 and 3-bedroom apartments including underground parking bays at their price.  Over 90 other parking bays are also available at R150,000, including VAT, per bay. 

The price of the units ranges from R1.72 million to R16 million, including VAT, with no transfer duty payable.

Amenities at the development include a coffee shop, restaurant, rooftop with pool, entertainment deck, serviced bar, indoor and outdoor braais, a gym and laundry facilities. 

There is also a ground-floor lobby with a concierge and full-time, on-site security. Construction on the development is set to start in early 2026 and be finished by November 2027.

Growing area 

Pam Golding said that on top of its lifestyle attractions, properties in Newlands show well above average capital growth. 

Lightstone statistics showed average capital growth for the suburb of over 7% during the past 10 years, compared to just under 5% for Cape Town.

“Newlands is a vibrant suburb where residents can enjoy active outdoor living and a cosmopolitan social scene,” said Shelly Keys, a Western Cape area manager for Pam Golding. 

“Nearby iconic landmarks include Newlands cricket grounds, Newlands Forest and Kirstenbosch Botanical Gardens. Cavendish Square, artisanal coffee shops and world-class dining are just minutes away.” 

Fellow Western Cape area manager for Pam Golding, Samantha Nel, said that Buy-to-let investors should not miss the Marlow on Mill. 

Nel said that there is a massive shortage of sectional tiles in Newlands and that the group expects a keen interest in buyers who want to live in the suburb or for those who want a base for use in Cape Town. 

The Marlow on Mill also offers an ideal option for student accommodation, given its proximity to the University of Cape Town. 

Pam Golding said that the short-term letting agency, Propr, will also take the hassle out of renting, while investors can also make use of the attractive tax incentives seen in the Income Tax Act. 

The scheme allows taxpayers who own five or more new residential rental units to claim up to 55% of the purchase price as a tax deduction. 

Sales for The Marlow launched earlier this week on 6 August 2025. The launch day drew a flurry of interested buyers to its online sales platform, with over 50 units reserved in under 10 minutes.
