 ·3 Oct 2025

Broll Auctions and Sales’ penultimate auction for the year features prime commercial, retail, and industrial assets across South Africa, offering buyers genuine opportunities across multiple sectors and regions.

With assets ranging from apartment blocks and schools to service stations, retail centres and warehouses, the auction offers opportunities across every major property sector.

“Our recent auctions have shown that there is appetite from investors seeking both income-generating and value-add opportunities, and this auction provides exactly that mix,” said Broll Auction and Sales’ CEO Norman Raad.

Strong interest in educational and retail opportunities generate

Already attracting attention from multiple potential buyers is the former Mayfair Convent Primary School in Johannesburg

“The early interest in this unique training facility demonstrates strong market confidence in adaptive reuse opportunities within Johannesburg’s established suburbs,” said Raad.

Furthermore, two shopping centre opportunities in Johannesburg are bound to fill the room with retail investors, an actively traded sector.

“Brakpan’s Dalpark Retail Centre represents a solid neighbourhood shopping destination, and Roodepoort’s Cascades Shopping Centre in Little Falls offers exposure to the rapidly developing western suburbs market,” said Raad.

Rare Cape Winelands opportunities

Goedeverwagting Farm is an opportunity to acquire a well-located agricultural smallholding in the heart of Wellington’s wine and fruit-growing region.

This versatile property, offers a blend of rural charm, 16ha of vineyards, water access in easy reach of the town’s amenities.

Nearby Hoccheim Farm, with generous acreage suitable for vineyards, orchards or mixed farming operations is ideal for investors, lifestyle buyers, or commercial growers seeking a versatile asset.

The 365,000sqm property has a large five-bedroom home, tennis court, labourers’ cottages and 18.5ha of vineyards.

Growing logistics demand fuels industrial property

The auction’s industrial component features the Trentyre disposal of strategically located warehouses across key industrial nodes.

Properties in Pietermaritzburg’s Mkondeni, Johannesburg’s Steeledale and Alrode, Polokwane’s Ladine, and Welkom’s Voorspoed districts provide investors with immediate access to some of the country’s primary logistics corridors.

“In particular, the Pietermaritzburg facility, positioned within one of Pietermaritzburg’s premier industrial areas, has excellent access to major transport routes and established industrial infrastructure and we expect this to attract hot bidding on the day,” said Raad.

A ‘pumping’ fuel station market

An Astron service station in Klerksdorp Central offers investors exposure to the resilient fuel retail sector with its consistent cash flow characteristics and strategic location benefits.

The auction will be held at 12pm on 16 October at The Wanderers Golf club in Johannesburg.

Flagship corporate portfolio under the hammer

The auction’s centrepiece includes a corporate portfolio disposal including prime inner city student accommodation offerings.

The NSFAS-accredited student accommodation block in Johannesburg’s busy Rissik Street precinct, together with one of the largest and most sought-after student accommodation properties in Johannesburg, the 277-unit Nukerk block, 95% tenanted with University of Johannesburg students, offer rarely-seen assets for acquisition.

In Pretoria, Fasser House is a fully-tenanted, high-yield mixed-use property anchored by national blue-chip tenants ensuring high foot traffic and stable income.

“These properties represent an opportunity for institutional investors seeking quality commercial assets in established business districts,” said Raad.

The A-Grade commercial office park in Bloemfontein’s Brandwag is in one of the Free State’s most desirable commercial locations, with modern specifications and prime positioning to attract prime tenants.

It has a high parking ratio and solid tenant mix, making it a sustainable income-generating investment

The apartment block in Johannesburg’s Marshalltown presents astute investors with significant potential in the inner-city residential market, capitalising on ongoing urban renewal initiatives.

This multi-property auction is taking place on 16 October at the Wanderers Golf Club in Illovo.

Raad said current market conditions presented exceptional value opportunities for well-capitalised investors.
