South African security town with its own schools, hospitals, shopping centres, and churches

Midstream Estate is marketed as a security village. However, it is truly an exclusive town with its own schools, hospitals, shopping centres, restaurants, churches, and a retirement village.

Midstream Estate was established in 2003 by the Bondev group. The men behind the development company are Riaan Botma, Chris Smith, Jan Zeederberg, and Johan van Wyk.

It is centrally located between Johannesburg and Pretoria, with easy access to the N1 Ben Schoeman highway.

The developers have invested large amounts to ensure good integration of the estate into the existing road infrastructure.

Several roads have been built and upgraded to link the estate to the neighbouring arterial roads, such as Olifantsfontein, R21, Nelmapius, and Old Johannesburg Road.

From the outset, the founders envisaged developing a town that would offer residents a relaxed and safe environment and a small-town lifestyle.

To safeguard the town, it has a 50-kilometre-long and 5-meter-wide double security wall surrounding the 1,300-hectare estate.

The wall features electric fencing and razor wire and is monitored 24 hours a day through CCTV cameras and regular patrols.

The estate uses biometric security technology, including facial recognition and fingerprints. Number plate recognition monitors all vehicles entering and exiting Midstream.

The town even has its own helicopter, which regularly patrols and is on standby in case of any security incidents.

The Midstream village differs from most other security estates in that it contains many smaller estates, such as Midstream Heights, Midstream Meadows, and Midstream Ridge.

It also has its own retirement village, Retire@Midstream, with a frail care facility and a dementia facility.

As a self-contained village, Midstream has its own shopping centres, schools, hospitals, churches, sporting facilities, and restaurants.

Midstream has some of the best medical facilities in South Africa. The Midstream Mediclinic hospital inside the estate provides world-class specialists and facilities.

It also has a Midstream Medical Centre, which includes a Cure Day Hospital, a step-down centre, and local medical practices of general practitioners.

The centre further has a pharmacy, bio-kineticists, a dental practitioner, physiotherapy practice, and pathology services.

For older residents, it has a frail care facility, as well as a dementia facility, which contributes to the quality of living for Retire@Midstream residents.

A dedicated paramedic team provides a 24/7 emergency medical service exclusively to Midstream residents and their guests.

Evexia, Midstream Mental Health facility, is the newest addition to the many medical facilities already established in the greater estate.

The estate also has a veterinary clinic that provides comprehensive care for the pets of the residents.

Midstream residents have a choice of three baby houses and three pre-primary schools. These facilities support young professional families.

Midstream has two parallel-medium primary schools, each with 950 learners. These schools have performed exceptionally in academics, sports, and cultural fields.

Over the past 15 years, the high school, Midstream College, has earned a reputation for excellence, with a 100% matric pass rate and standout achievements in sport.

What makes Midstream unique, and makes it a truly self-contained town, is that it has numerous churches inside the estate.

The four Christian churches in Midstream serve the community and fulfil a supportive role at the schools and retirement village.

The estate even has a memorial garden that gives families the opportunity to find a final resting place for their loved ones.

The Midstream village has a vibrant business environment, which includes multiple shopping centres and numerous restaurants.

It has two SuperSpar stores, a hardware store, a fitment centre, clothing stores, two filling stations, a bicycle shop, and a pet shop.

Restaurants inside the estate include Turn ’n Tender, Mugg & Bean, Salsa, Steers, Godfather, Lupa, Wimpy, and many more.

There are also hairdressers, barber shops, spas, stationers, real estate agents, butchery and deli, and a biltong shop.

There are also extensive sports facilities in the estate, including a well-equipped gym, tennis and squash courts, a golf course, a cricket oval, and an indoor sports facility.

Midstream has many business parks that offer residents commercial and office space inside the estate.

It also features Co-work @ Midstream, a modern shared workspace environment that offers companies and individuals a professional home for their businesses.

The estate has become very popular among people in Gauteng who are looking for a secure living environment with nearby facilities.

Demand for properties in the estate has seen prices rise significantly over the last few years, outperforming the market.

Recent sales data shows that freehold units with yard sizes between 600m² and 4,000 m² are selling for between R3 million and R35 million.

Sectional title units, ranging from 190 to 400 square metres, have been selling for between R2.5 million and R5.2 million.

Looking at overall median prices for homes in Midstream Estate, consistent investment growth can be seen over the past three years.

Today, Midstream has 6,300 houses in its numerous separate estates. More than half of existing property owners have owned their property for more than 11 years.

It shows that Bondev’s initial plan to build a self-contained town with great security and a small-town feel worked.
