{"id":133856,"date":"2016-08-21T12:30:26","date_gmt":"2016-08-21T10:30:26","guid":{"rendered":"http:\/\/businesstech.co.za\/news\/?p=133856"},"modified":"2016-08-19T17:37:17","modified_gmt":"2016-08-19T15:37:17","slug":"what-to-do-when-your-tenant-is-not-paying-rent","status":"publish","type":"post","link":"https:\/\/businesstech.co.za\/news\/trending\/133856\/what-to-do-when-your-tenant-is-not-paying-rent\/","title":{"rendered":"What to do when your tenant is not paying rent"},"content":{"rendered":"<p>If you speak to any property owner or managing agent with a new or established rental book,\u00a0their greatest concern will be,\u00a0\u201cthe tenant is not paying their rent.\u201d<\/p>\n<p><span class=\"st\">Rent Protect, which offers landlords a guaranteed property rental income against tenants, noted that t<\/span>here are steps that can be\u00a0taken when dealing with a defaulting tenant before calling in legal assistance which can be expensive and time consuming.<\/p>\n<p>What to do:<\/p>\n<ol>\n<li>Call the tenant immediately and ask for payment. If the tenant has problems,\u00a0a later payment date may be agreed to,\u00a0but there is no obligation to do so<\/li>\n<li>If payment is not made into the agent\u2019s or the landlord\u2019s account on the agreed date, a written breach of contract letter must be sent immediately. The letter needs to say that the tenant has seven days to remedy the default. This is normally stipulated in the lease agreement<\/li>\n<li>The breach of contract letter should note the landlord\/managing agent\u2019s intention to report the payment default to\u00a0the\u00a0credit bureaux should the account not be settled within the seven day period.
