Property developer Atterbury has detailed its plan for a new 100,000sqm precinct development in Roodepoort, which will bring office, residential and retail space to an often neglected area of Joburg.<\/p>\n

The project is being co-developed by Atterbury (Waterfall, Mall of Africa) in partnership with Century Property Developments (Riversands).<\/p>\n

According to Attebury the\u00a0project\u00a0is expected to be completed some time in 2022, with construction starting as early as July 2017. The company could not disclose the specific development cost at this stage, but said that it was definitely a multi-billion rand project.<\/p>\n

The development will aim to bring 70,000sqm of office space to Roodepoort, coupled with a 120-bed hotel, a 3,500sqm gym, 100 residential units and a 13,000sqm convenience shopping centre.<\/p>\n

The shopping centre will be the anchor for the development, serving as a hub that\u00a0forms a public interface between the retail, gym, hotel and offices – creating a safe connected environment for residents and users.<\/p>\n

The precinct itself is located on 14th Avenue just off the N1 Western Bypass. The planning of the road network for Precinct 14 is said to allow for four major access points into the area.<\/p>\n

According to Atterbury, a\u00a0new interchange, Metro Boulevard Interchange, will be constructed as part of the precinct\u2019s infrastructure responsibilities, and the group will\u00a0construct additional lanes to the on and off-ramps of the 14th Avenue interchange.<\/p>\n

An additional carriageway will also be added to 14th Avenue from the MTN campus entrance to Davidson Road.<\/p>\n

Notably, because of its proximity to the MTN campus\u00a0and its data centres in the area, the precinct will have access to unmatched fibre and telecommunications infrastructure, which “holds significant benefits to users of Precinct 14,” Atterbury said.<\/p>\n
