{"id":154789,"date":"2017-02-03T09:22:17","date_gmt":"2017-02-03T07:22:17","guid":{"rendered":"https:\/\/businesstech.co.za\/news\/?p=154789"},"modified":"2017-02-03T09:23:30","modified_gmt":"2017-02-03T07:23:30","slug":"more-south-africans-are-selling-their-property-to-move-overseas","status":"publish","type":"post","link":"https:\/\/businesstech.co.za\/news\/wealth\/154789\/more-south-africans-are-selling-their-property-to-move-overseas\/","title":{"rendered":"More South Africans are selling their homes to move overseas"},"content":{"rendered":"<p>New research from\u00a0FNB shows the\u00a0South African cities that people are leaving to move overseas or elsewhere in the country.<\/p>\n<p>The report is based on the number of people who\u00a0highlighted either emigration or &#8216;semigration&#8217; as the main reason for selling their home.<\/p>\n<p>According to FNB household and property sector strategist, John Loos, migration is something of a cyclical phenomenon\u00a0in South Africa.<\/p>\n<p>&#8220;While it can be driven by households\u2019 perceptions of the longer-term future of the country, with recent years of heightened social tensions playing a role, it also has much to do with the economic cycle both in South Africa and abroad.&#8221;<\/p>\n<p>Loos noted that the post-2009 economic recovery brought about &#8220;happier times&#8221; in South Africa, resulting in the estimated emigration-related selling percentage falling down to 2% by the end of 2013.<\/p>\n<p>Thereafter, however, it resumed a gradual rise through 2014 to 2016, reaching a higher, though still moderate (by 2008 standards) 5.8% by the 4th quarter of 2016.<\/p>\n<h3 class=\"my-4\"><strong>What&#8217;s causing people to leave?<\/strong><\/h3>\n<p>The start of interest rate hiking\u00a0was the main cause that set most peoples&#8217; exoduses off, said Loos, though other things also factored in.<\/p>\n<p>&#8220;It is probably unrealistic to blame all of the rising emigration-related selling trend on interest rate hiking,&#8221; he said.<\/p>\n<p>&#8220;National Household Sector Confidence, as reflected in the FNB Consumer Confidence Index, had already become &#8216;soft&#8217; since the start of the economic slowdown in 2012. But the start of interest rate hiking may have been that final straw,&#8221; he said.<\/p>\n<h3 class=\"my-4\"><strong>Emigrating (Overseas)<\/strong><\/h3>\n<p><a  data-lightbox=\"post-image\" href=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/02\/Emigrate.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-154791 size-new-size\" src=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/02\/Emigrate-640x396.jpg\" width=\"640\" height=\"396\" srcset=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/02\/Emigrate-640x396.jpg 640w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/02\/Emigrate-300x186.jpg 300w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/02\/Emigrate-768x475.jpg 768w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/02\/Emigrate.jpg 966w\" sizes=\"auto, (max-width: 640px) 100vw, 640px\" \/><\/a><\/p>\n<p>FNB based its data on a two-quarter average for the final 2 quarters of 2016.<\/p>\n<p>It showed that in four of South Africa&#8217;s five major metros, the emigration level was more or less identical with greater Joburg (5.3%), Tshwane (5.4%) and Cape Town (5.5%) &#8211; while Ethekwini at\u00a04.7% also didn&#8217;t differ much.<\/p>\n<p>The shock result came from the\u00a0Nelson Mandela Bay region which showed a noticeably higher 7.2% emigration-related selling estimate.<\/p>\n<p>Loos noted that the high-level was likely due to the\u00a0region\u2019s economy having performed more poorly than the other larger metro regions in recent times.<\/p>\n<h3 class=\"my-4\"><strong>Semigration (Elsewhere in South Africa)<\/strong><\/h3>\n<p><a  data-lightbox=\"post-image\" href=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/02\/Emigrate-2.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-154797 size-new-size\" src=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/02\/Emigrate-2-640x396.jpg\" width=\"640\" height=\"396\" srcset=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/02\/Emigrate-2-640x396.jpg 640w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/02\/Emigrate-2-300x186.jpg 300w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/02\/Emigrate-2-768x475.jpg 768w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/02\/Emigrate-2-1024x634.jpg 1024w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/02\/Emigrate-2.jpg 1163w\" sizes=\"auto, (max-width: 640px) 100vw, 640px\" \/><\/a><\/p>\n<p>\u201cSemi-gration\u201d to and from regions can also be a useful indicator of a region\u2019s economic performance as well as longer term confidence in that region, the report said.<\/p>\n<p>During the 2008\/9 recession, many households chose to stay in South Africa, with few new employment opportunities being created anywhere at the time.<\/p>\n<p>Since then, this percentage has recovered to levels as high\u00a0as 10% in the 1st and the last quarter of 2016.
