{"id":170721,"date":"2017-04-27T11:30:42","date_gmt":"2017-04-27T09:30:42","guid":{"rendered":"https:\/\/businesstech.co.za\/news\/?p=170721"},"modified":"2017-04-26T16:20:38","modified_gmt":"2017-04-26T14:20:38","slug":"the-5-biggest-red-flags-to-watch-out-for-before-buying-a-home-in-south-africa","status":"publish","type":"post","link":"https:\/\/businesstech.co.za\/news\/wealth\/170721\/the-5-biggest-red-flags-to-watch-out-for-before-buying-a-home-in-south-africa\/","title":{"rendered":"The 5 biggest red-flags to watch out for before buying a home in South Africa"},"content":{"rendered":"<p>Certain imperfections may not be perceived as \u2018problems\u2019 to all buyers, with many being happy to fix small things once they move in, but there are a number of issues that can\u2019t and shouldn\u2019t be ignored, according to\u00a0Sandy Geffen, Executive Director of Sotheby&#8217;s International Realty South Africa.<\/p>\n<p>&#8220;Buying a new home can be overwhelming, not least because for most of us it\u2019s as much an emotional purchase as a financial transaction,&#8221; said Geffen.<\/p>\n<p>&#8220;With so much information overload during a viewing \u2013 especially if we\u2019ve fallen head over heels in love with a home \u2013 it is possible, though, to miss important details.&#8221;<\/p>\n<p>According to Geffen the biggest culprits are:<\/p>\n<hr \/>\n<p><strong> Foundation\/structural faults<\/strong><\/p>\n<p><a  data-lightbox=\"post-image\" href=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/01\/House.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-149317 size-full\" src=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/01\/House.jpg\" alt=\"\" width=\"600\" height=\"400\" srcset=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/01\/House.jpg 600w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/01\/House-300x200.jpg 300w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/a><\/p>\n<p>The easiest way to check the foundation is from the basement, but if a home doesn\u2019t have one or the basement doesn\u2019t allow for you to look at the foundation, another way to tell if a home is possibly experiencing structural problems is by looking at the door frames throughout the home.<\/p>\n<p>If door frames don\u2019t appear to be square or the doors seem to have difficulty closing, it\u2019s possible that the home has structural problems.<\/p>\n<hr \/>\n<p><strong>Poor Drainage\/Grading<\/strong><\/p>\n<p><a  data-lightbox=\"post-image\" href=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2015\/11\/Water-drip.png\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-103729 size-full\" src=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2015\/11\/Water-drip.png\" alt=\"\" width=\"600\" height=\"400\" srcset=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2015\/11\/Water-drip.png 600w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2015\/11\/Water-drip-300x200.png 300w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/a><\/p>\n<p>Most water problems in a home are directly related to poor drainage or grading but it\u2019s not always easily detected. The most obvious sign of poor drainage is pooling water, but another is a bouncy bathroom floor that can be evidence of hidden damage such as a leaking shower drain.<\/p>\n<p>If the garden sports mini lakes or continually muddy patches there is probably poor drainage, which can also lead to damp problems inside the home. Other signs of poor drainage can include overflowing gutters, migrating mulch in the flower beds, water stains on basement walls, and cracking in the foundation.<\/p>\n<p>\u201cRising damp is also often best spotted on the exterior so look for bubbles on outside walls as this could indicate that the damp course was not incorporated in the building stage. This is much more difficult to fix later,&#8221; said Lew Geffen&#8217;s\u00a0Sue Alison.<\/p>\n<p>\u201cRoof leaks are also serious and best determined before buying, as water eventually finds its way down the smallest cracks. Look out for black mould or brown patches on ceilings where water may have pooled.\u201d<\/p>\n<hr \/>\n<p><strong>Random patches of fresh paint<\/strong><\/p>\n<p><a  data-lightbox=\"post-image\" href=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2016\/07\/paintbrush-e1468489899418.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-130068\" src=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2016\/07\/paintbrush-640x426.jpg\" alt=\"\" width=\"600\" height=\"400\" \/><\/a><\/p>\n<p>A coat of paint is undeniably one of the quickest and most effective ways to spruce up a home but if only portions of walls or ceilings appear to be painted, it\u2019s definitely not to be ignored. It\u2019s possible the seller is trying to cover up a problem such as damp, which should be a cause for concern.<\/p>\n<hr \/>\n<p><strong>Electrical wiring<\/strong><\/p>\n<p><a  data-lightbox=\"post-image\" href=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/04\/Wire.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-170723 size-full\" src=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/04\/Wire.jpg\" alt=\"\" width=\"600\" height=\"400\" srcset=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/04\/Wire.jpg 600w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/04\/Wire-300x200.jpg 300w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/a><\/p>\n<p>\u201cIt&#8217;s typical to see extension cords running from room to room in older homes. which places a burden on the electrical system, outlets and cords and thus could lead to a fire,&#8221; said Geffen.<\/p>\n<p>Another common electrical problem is exposed electrical wires, often the result of DIY repairs. Any wire that is exposed is susceptible to physical damage and if this occurs, it&#8217;s sure to wreak havoc.
