We\u2019ve been seeing a slowdown <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">in<\/span> growth over <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">the<\/span> last 18 months. Ups and downs are a natural part of <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">the<\/span> <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">property<\/span> cycle, and certainly don\u2019t mean there are no opportunities out there.&#8221;<\/p>\n<p dir=\"ltr\">Clarke is confident that <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">the<\/span> <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">market<\/span> will recover <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">in<\/span> time, he believes <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">property<\/span> will remain a secure and profitable investment over <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">the<\/span> long term, and advises buyers and sellers <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">to<\/span> adjust their approach <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">to<\/span> account for current trends.<\/p>\n<p dir=\"ltr\">&#8220;<span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">The<\/span> cost of finance is rising, and inflation is eating more and more into people\u2019s disposable income,&#8221; he said.<\/p>\n<p dir=\"ltr\">&#8220;That means <strong>fewer people are qualifying for bonds<\/strong>, and <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">the<\/span> ones that do qualify are more likely <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">to<\/span> be conservative with that spending power. <strong>As a result, there are going <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">to<\/span> be fewer buyers on <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">the<\/span> <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">market<\/span>, which means less competition for listings, and far less tolerance for overpriced homes<\/strong>.&#8221;<\/p>\n<p dir=\"ltr\">According <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">to<\/span> Clarke, this is one of <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">the<\/span> most vital elements for sellers <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">to<\/span> consider if they\u2019re going <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">to<\/span> achieve a favourable sale.<\/p>\n<p dir=\"ltr\">&#8220;Buyers these days are very well informed when it comes <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">to<\/span> value, and can spot an overpriced <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">property<\/span> from a mile away,&#8221; he said. &#8220;During a seller\u2019s <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">market<\/span>, they may be willing <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">to<\/span> push their budget a little \u2013 particularly if there\u2019s competition for <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">the<\/span> purchase \u2013 but <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">in<\/span> <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">the<\/span> current climate they\u2019re just going <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">to<\/span> look elsewhere.&#8221;<\/p>\n<p dir=\"ltr\">This, according to Clarke, can result <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">in<\/span> a stagnant listing that sits on <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">the<\/span> <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">market<\/span> for months, if not years at a time \u2013 a situation guaranteed <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">to<\/span> drop <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">the<\/span> eventual sales price far below its true <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">market<\/span> value.<\/p>\n<p dir=\"ltr\">&#8220;Stagnation is a real risk for sellers <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">in<\/span> today\u2019s <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">market<\/span>,&#8221; he said, &#8220;which makes it incredibly important <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">to<\/span> ensure your listing is groomed <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">to<\/span> be as attractive <span class=\"m_2994447855269740131m_-4385242103884587997m_132728431219854697m_-8846014443877730567gmail-il\">to<\/span> buyers as possible.
