{"id":296032,"date":"2019-02-03T11:00:49","date_gmt":"2019-02-03T09:00:49","guid":{"rendered":"https:\/\/businesstech.co.za\/news\/?p=296032"},"modified":"2019-02-01T15:18:38","modified_gmt":"2019-02-01T13:18:38","slug":"this-graph-shows-how-unaffordable-it-is-to-live-in-cape-town","status":"publish","type":"post","link":"https:\/\/businesstech.co.za\/news\/property\/296032\/this-graph-shows-how-unaffordable-it-is-to-live-in-cape-town\/","title":{"rendered":"This graph shows how Cape Town property prices have skyrocketed"},"content":{"rendered":"<p>Knight Frank has released a new report focusing on the growing affordable housing gap in major cities around the world.<\/p>\n<p>The property group said that the affordable housing gap has been increasing due to limitations on supply, historical restrictions and a growing urban population.<\/p>\n<p>&#8220;This growing pressure on housing affordability is changing the development landscape\u00a0 \u2013 influencing the types of product on offer as well as the locations developers are focusing on and even the organisations becoming involved in the development process,&#8221; it said.<\/p>\n<p>As part of the report, Knight Frank built a global affordability monitor to measure performance in three main areas:<\/p>\n<ul>\n<li><strong>House price to income ratio<\/strong> \u2013 This measure is the most commonly cited affordability measure. For this Knight Frank looked at the ratio between average house price and average household income, after taxes.<\/li>\n<\/ul>\n<ul>\n<li><strong>Rent as a proportion of income<\/strong> \u2013 As the population of tenants increases globally, Knight Frank assessed not only the affordability of buying a home but also how affordable it is to live in a city with respect to rented accommodation.<\/li>\n<\/ul>\n<ul>\n<li><strong>Real house price growth compared to real income growth<\/strong> \u2013 Knight Frank included this measure to demonstrates clearly whether affordability has improved or worsened over recent years.
