{"id":331953,"date":"2019-07-29T17:30:35","date_gmt":"2019-07-29T15:30:35","guid":{"rendered":"https:\/\/businesstech.co.za\/news\/?p=331953"},"modified":"2019-07-29T17:44:41","modified_gmt":"2019-07-29T15:44:41","slug":"more-than-30-developments-are-in-the-pipeline-for-cape-town-cbd","status":"publish","type":"post","link":"https:\/\/businesstech.co.za\/news\/property\/331953\/more-than-30-developments-are-in-the-pipeline-for-cape-town-cbd\/","title":{"rendered":"More than 30 developments are in the pipeline for Cape Town&#8217;s CBD"},"content":{"rendered":"<p>The Cape Town Central City Improvement District has released its annual year in review\u00a0<strong><a href=\"https:\/\/issuu.com\/capetowncentralcityimprovementdistrict\/docs\/the_state_of_cape_town_central_city_bd162ff2de9ffa\" target=\"_blank\" rel=\"noopener noreferrer\">report<\/a><\/strong>, detailing the incredible numbers behind Cape Town\u2019s CBD\u2019s growth in 2018.<\/p>\n<p>The central city is the traditional CBD or \u201cdowntown\u201d of the Cape Town metropole, and lies within a 1.62 square kilometre area managed and promoted by the Cape Town Central City Improvement District (CCID).<\/p>\n<p>This area is bordered to the northeast by Table Bay harbour including the V&amp;A Waterfront, and by the largely residential suburbs around the rest of its perimeter known as the Atlantic Seaboard (to the northwest), the City Bowl (to the west and south), and District Six and Woodstock (to the southeast).<\/p>\n<p>The report shows that an incredible 31 developments were in the pipeline as of the end of 2018. Eight of these developments are currently under construction (or have been completed in 2019), 11 are in the planning stage and 12 are still proposals.<\/p>\n<p>Below BusinessTech highlighted the major new developments you should be looking out for over the coming years.<\/p>\n<p><a  data-lightbox=\"post-image\" partnership with Giflo and Nedbank, will construct a new mixed use skyscraper in the Mother City \u2013\u00a0<strong><a href=\"https:\/\/therubik.co.za\/\">The Rubik<\/a><\/strong>\u00a0\u2013 which will include premium office space and luxury apartments.<\/p>\n<p>The building has been designed by architect firm dhk, and features a stacked glassed tower block which, as the name suggests, angulates at various points to represent cubes.<\/p>\n<p>According to Abland, the development will cost around R480 million to complete, with construction anticipated to commence around the middle of the year, and completion targeted for 2021.<\/p>\n<p>The Rubik will feature luxury apartments starting from R2.4 million, which will be sold by Dogon Group Properties, and will have penthouses with floor-to-ceiling windows, a 24-hour concierge security, underground parking and easy access to lifestyle features of Cape Town\u2019s CBD.<\/p>\n<hr \/>\n<p><strong>Zero-2-One<\/strong><\/p>\n<p><a  data-lightbox=\"post-image\" href=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2018\/06\/Zero2One-new-01.png\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-255105\" src=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2018\/06\/Zero2One-new-01.png\" alt=\"\" width=\"600\" height=\"868\" srcset=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2018\/06\/Zero2One-new-01.png 600w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2018\/06\/Zero2One-new-01-207x300.png 207w\" sizes=\"auto, (max-width: 600px) 100vw, 600px\" \/><\/a><\/p>\n<p>Despite delays due to city approvals and funding hurdles, construction on the Zero-2-One Tower \u2013 which will become the tallest building in Cape Town \u2013 is expected to launch soon.<\/p>\n<p>The R1.3 billion city centre project is located on the corner of Adderley and Strand Streets, and is being led by developers FWJK.<\/p>\n<p>Zero 2 One Tower, at 44 storeys, will become the tallest building in Cape Town and will comprise 570 apartments and 7,000 sqm of retail shops on the ground level and station concourse level.<\/p>\n<hr \/>\n<p><strong>Cullinan Square<\/strong><\/p>\n<p><a  data-lightbox=\"post-image\" href=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/11\/Cullinan-Sq-02.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-208401 aligncenter\" src=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/11\/Cullinan-Sq-02.jpg\" alt=\"\" 1200w\" sizes=\"auto, (max-width: 1796px) 100vw, 1796px\" \/><\/a><\/p>\n<p>The latest proposal from\u00a0RAS Architects\u00a0is for a 192 metre tall skyscraper office building called Cullinan Square \u2013 on what is currently only known as \u2018Site D\u2019 in the city.<\/p>\n<p>According to RAS, the 42 floor tower is designed to be a mixed-use development, and would be the tallest building in Cape Town \u2013 trumping the yet-to-be developed\u00a0Zero2one, which is expected to reach 148 metres.<\/p>\n<p>RAS said the orientation and shape of the tower has been designed in collaboration with engineers to deal with the winds \u201cin an economic manner\u201d \u2013 while also keeping the city\u2019s famous views of Table Mountain and the surrounds.<\/p>\n<p>It will feature a hotel component that occupies the highest part of the tower, with a sky lobby, restaurant, spa and observation deck at the top of the building.<\/p>\n<p>The ground-level retail component promotes public activity and acts as an economic boost for development. In addition to pedestrian access, the retail component is also supported by the basement parking levels, nearby public transport hub, surrounding office buildings, and the 20 levels of prime office space in Cullinan Square, the group said.<\/p>\n<hr \/>\n<p><strong>The Vogue<\/strong><\/p>\n<p><a  data-lightbox=\"post-image\" href=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/09\/The-Vogue-01.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-199636 aligncenter\" src=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/09\/The-Vogue-01.jpg\" alt=\"\" width=\"900\" height=\"1600\" srcset=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/09\/The-Vogue-01.jpg 900w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/09\/The-Vogue-01-169x300.jpg 169w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/09\/The-Vogue-01-768x1365.jpg 768w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2017\/09\/The-Vogue-01-576x1024.jpg 576w\" sizes=\"auto, (max-width: 900px) 100vw, 900px\" \/><\/a><\/p>\n<p>Developers and architects FKJW are also planning to add to the Cullinan Square and Zero2one with a third skyscraper in Cape Town called The Vogue.<\/p>\n<p>The building is a\u00a042,000 m2 mixed-use development that is one floor lower (31 floors) than Cape Town\u2019s current tallest building, the FNB Portside building which sits adjacent to it.<\/p>\n<p>FWJK said it expects to launch The Vogue to the market in early 2018 and it is expected to sell out as rapidly as its neighbouring tower, 16 on Bree.<\/p>\n<p>The residential apartments in The Vogue will offer a range of studio, one bed, two bed and three-bed apartments including top-level penthouse apartments which will all enjoy panoramic views over the Atlantic Seaboard.<\/p>\n<p>Ground floor shops will provide an active retail edge to along all three streets including restaurants and other retail activities necessary for inner-city living, the developer said.<\/p>\n<p>Construction is expected to be completed by October 2020.<\/p>\n<hr \/>\n<p><strong>The Modern<\/strong><\/p>\n<p><a  data-lightbox=\"post-image\" href=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2018\/02\/The-Modern-01.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-227477 aligncenter\" src=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2018\/02\/The-Modern-01.jpg\" alt=\"\" width=\"640\" height=\"1080\" srcset=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2018\/02\/The-Modern-01.jpg 640w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2018\/02\/The-Modern-01-178x300.jpg 178w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2018\/02\/The-Modern-01-607x1024.jpg 607w\" sizes=\"auto, (max-width: 640px) 100vw, 640px\" \/><\/a><\/p>\n<p>The Modern is a R1.5 billion development expected to be completed within the next three years.<\/p>\n<p>According to developers, Ingenuity Property, the building will be located on the corner of Bree, Loop and Hans Strijdom Avenue, and will combine the old with a new \u2018post-modern\u2019 style.<\/p>\n<p>The building will feature a high-rise glass structure on top of a podium base, with a \u2018twist\u2019 to the facade, adding shape.<\/p>\n<p>It will offer 24 luxury apartments, a 230 room 5-star hotel, and 814 square metres of retail space.
