{"id":436823,"date":"2020-10-03T08:30:19","date_gmt":"2020-10-03T06:30:19","guid":{"rendered":"https:\/\/businesstech.co.za\/news\/?p=436823"},"modified":"2020-10-02T13:48:34","modified_gmt":"2020-10-02T11:48:34","slug":"after-lockdown-more-south-africans-are-looking-to-semigrate-to-the-coast-and-smaller-towns","status":"publish","type":"post","link":"https:\/\/businesstech.co.za\/news\/property\/436823\/after-lockdown-more-south-africans-are-looking-to-semigrate-to-the-coast-and-smaller-towns\/","title":{"rendered":"After lockdown more South Africans are looking to semigrate to the coast and smaller towns"},"content":{"rendered":"<p>Covid-19 could reshape South Africa\u2019s work landscape, and with it where many people choose to live, says data analytics company Lightstone.<\/p>\n<p>While the full impact of the pandemic is yet to be felt, it is creating opportunities throughout the residential property market \u2013 and high up on the list is coastal property, the group said.<\/p>\n<p>&#8220;Estate agents are reporting better than expected interest in popular coastal areas such as northern KZN and the southern Cape coast \u2013 and this mirrors a trend in other countries, where those who no longer need to be in the cities are opting for safer, more relaxing lifestyles in smaller towns or villages.&#8221;<\/p>\n<p>&#8220;In turn, those who are relocating are creating opportunities in the cities for existing homeowners to buy-up and first-time homeowners to enter the market.&#8221;<\/p>\n<p>While changing work demands are encouraging a new look at coastal markets, Lightstone said that all buyers are taking advantage of reduced interest rates \u2013 at a 50 year low \u2013 and the price correction which has been underway for some time in the residential market.<\/p>\n<p><a  data-lightbox=\"post-image\" href=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Coastal-transfers.png\"><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-436825 aligncenter\" src=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Coastal-transfers.png\" alt=\"\" width=\"1150\" height=\"626\" srcset=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Coastal-transfers.png 1150w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Coastal-transfers-300x163.png 300w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Coastal-transfers-1024x557.png 1024w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Coastal-transfers-768x418.png 768w\" sizes=\"auto, (max-width: 1150px) 100vw, 1150px\" \/><\/a><\/p>\n<p>Lightstone said that total transfers were up in Q1, and the expectation is that Q3 will demonstrate the market\u2019s resilience and show an increase on transfers registered compared to Q3 last year.<\/p>\n<p><a  data-lightbox=\"post-image\" href=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Total-transfers.png\"><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-436827 aligncenter\" src=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Total-transfers.png\" alt=\"\" width=\"1183\" height=\"608\" srcset=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Total-transfers.png 1183w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Total-transfers-300x154.png 300w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Total-transfers-1024x526.png 1024w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Total-transfers-768x395.png 768w\" sizes=\"auto, (max-width: 1183px) 100vw, 1183px\" \/><\/a><\/p>\n<p>The dominant buyers in coastal markets are the 24-40 age group, marginally ahead of the 41-49 age group, but both are some way behind the 50-64 age group.<\/p>\n<p>&#8220;The realignment of the work landscape and current sales activity suggests professionals are looking to move in greater numbers and this could help push grandparents still in the cities to move earlier than they may have planned,&#8221; Lightstone said.<\/p>\n<p>&#8220;Professionals in their 40s and retirees are upsizing their coastal properties quicker than other categories. The biggest single jump at 16% came from the 50-64 age group, up from just 3% in 2019.&#8221;<\/p>\n<p><a  data-lightbox=\"post-image\" href=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Age.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-436829 aligncenter\" src=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Age.jpg\" alt=\"\" width=\"1354\" height=\"768\" srcset=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Age.jpg 1354w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Age-300x170.jpg 300w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Age-1024x581.jpg 1024w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Age-768x436.jpg 768w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Age-1200x681.jpg 1200w\" sizes=\"auto, (max-width: 1354px) 100vw, 1354px\" \/><\/a><\/p>\n<p>At the other end of the market, lifestyle choices are pushing the more debt-conscious Millennials and Gen X buyers (24-40 age group) to downsize their homes in increasing numbers &#8211; from 8% in Q1 in 2019 to 25% in Q1 2020, Lightstone said.<\/p>\n<p>Downsizing continues in older categories, principally due to children leaving home and financial considerations \u2013 and this is a trend that is likely to increase as the economic effects of Covid-19 continue for some time.<\/p>\n<p><a  data-lightbox=\"post-image\" href=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Growth-per-age.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-436833 aligncenter\" src=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Growth-per-age.jpg\" alt=\"\" width=\"1354\" height=\"768\" srcset=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Growth-per-age.jpg 1354w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Growth-per-age-300x170.jpg 300w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Growth-per-age-1024x581.jpg 1024w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Growth-per-age-768x436.jpg 768w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2020\/09\/Growth-per-age-1200x681.jpg 1200w\" sizes=\"auto, (max-width: 1354px) 100vw, 1354px\" \/><\/a><\/p>\n<p>&#8220;The Western Cape remains the coastal region of choice for both first-time and repeat buyer purchases, although in both categories purchases in KZN grew by 4% in Q1 of 2020 over 2019, while purchases in the Western Cape fell by 3% in the first-time market and by 4% in the repeat-buyers\u2019 market,&#8221;
