Construction recently completed on the 35 Lower Long building, an\u00a086-metre glass-clad office\u00a0tower, built in Cape Town’s city centre.<\/p>\n

The building, developed by Abland Property Developers and designed by dhk Architects, has a number of dynamic, glazed planes that extend over the office and parking levels.<\/p>\n

The two main corners of the building are ‘chamfered’ (cut away) towards the roofline and soar upwards, forming a wing-like effect, giving it a distinct look and setting it apart on the Cape Town city skyline, dhk said.<\/p>\n

The site is located in Roggebaai, Cape Town\u2019s growing financial and hospitality precinct, and\u00a0was previously occupied by an eight-storey 1980s office building\u00a0which\u00a0prior to\u00a0that\u00a0was\u00a0part of the now-demolished Long Street Power Station site.<\/p>\n

The building has an estimated cost of R500 million<\/a><\/strong>, with construction slightly disrupted by the Covid-19 pandemic. As it is now one of the tallest buildings in the city, it also offers views across much of Cape Town.<\/p>\n

“Internally, the building offers expansive 360-degree views over the city, ocean and mountains,” dhk Architects said.\u00a0 “The glazed fa\u00e7ade allows for floor-to-ceiling unencumbered vistas\u00a0enhanced\u00a0by glazing with\u00a0mullions at\u00a02.4-metre-wide centres.”<\/p>\n

The building also has a 4-star\u00a0GBCSA\u00a0Design rating,\u00a0a\u00a0detailed\u00a0environmental performance modelling\u00a0study\u00a0was undertaken.<\/p>\n

“This required\u00a0a\u00a0high-performance double-glazed\u00a0specification\u00a0with\u00a0increased\u00a0internal\u00a0cill\u00a0height raised to\u00a0desk height – to reduce\u00a0both\u00a0solar gain and radiant heat\u00a0which\u00a0significantly\u00a0lowered\u00a0HVAC requirements.<\/p>\n

“Other environmental considerations included building\u00a0efficiency, choice of materials,\u00a0energy-efficient lighting\u00a0and\u00a0services,\u00a0lower parking ratio encouraging the use of public transport, as well as showers and bicycle parking facilities,” dhk Architects said.<\/p>\n
