{"id":610368,"date":"2022-07-27T10:50:21","date_gmt":"2022-07-27T08:50:21","guid":{"rendered":"https:\/\/businesstech.co.za\/news\/?p=610368"},"modified":"2022-07-27T10:50:21","modified_gmt":"2022-07-27T08:50:21","slug":"why-the-biggest-rate-hike-in-nearly-20-years-could-drive-investors-to-cape-town","status":"publish","type":"post","link":"https:\/\/businesstech.co.za\/news\/property\/610368\/why-the-biggest-rate-hike-in-nearly-20-years-could-drive-investors-to-cape-town\/","title":{"rendered":"Why the biggest rate hike in nearly 20 years could drive investors to Cape Town"},"content":{"rendered":"<p>The recent highest single rise in the repo rate in nearly 20 years is likely to drive investor movement towards Cape Town which is currently seeing the strongest rental growth of the major industrial conurbations and is widely regarded as a well-run city and largely free of national tenders.<\/p>\n<p>This is according to Brent Townes, Commercial Property COO for Lew Geffen Sotheby\u2019s International Realty in Cape Town, who said: \u201cNominal rentals for prime industrial space of 500 m\u00b2 grew by 7.2% year on year in Cape Town during the second quarter of 2022, remaining above pre\u2010Covid levels, as the demand for space exceeds supply.<\/p>\n<p>\u201cThis was the strongest rental growth seen in the country with the Mother City\u2019s vacancy factor continuing to decline, reaching 2.8 on Rode\u2019s vacancy scale, which implies a vacancy percentage of below 5% compared with areas like Wits which saw a 5.8% increase.<\/p>\n<p>\u201cA-grade offices in Cape Town also increased in nominal terms during same period, with Tygervalley and Century City increasing by 2% and 3.2% respectively whilst Gauteng counterpart Sandton they declined by 1%.\u201d<\/p>\n<p>Townes said that capitalisation rates are declining in Cape Town due to the growing demand which is driving up prices. \u201cThe city traditionally trades from 0.75% to 1% below the national cap rates but in in Cape Town we currently have specific dynamics at play.<\/p>\n<p>\u201cFirstly, there is a shortage of specific types of property for sale, most notably retail malls and large distribution centres, thus holding prices higher than Gauteng. And because of the scarcity of land, investors are therefore not keen to offload because they face the issue of how to replace the asset that they are selling, when they have to a large extent de-risked their investment.\u201d<\/p>\n<p>Townes said that there are also a number of challenges that the city needs to tackle, including policing to tackle social unrest and contact crimes and improved rail commuting for better worker movement.<\/p>\n<p>\u201cExporters are also being impacted by port container congestion and cold room access and securing a DC\/logistics chain is problematic as zoned vacant land parcels of sufficient size are simply not available which will drive radial expansion along the N7.<\/p>\n<p>\u201cEnergy supply remains an issue, especially for process-driven manufacturing tenants but that is a national rather than regional problem and the city has been faring better with fewer outages and is already working on future alternatives.\u201d<\/p>\n<p>When comparing sales Q1 and Q2 in Cape Town, the number of freehold and sectional title registrations declined in the second quarter, however there were a number of significant increases.<\/p>\n<p>The total value of freehold property sold increased by 5% and the average selling price by 66% and with sectional title units, the average selling price increased by a nominal R4.02%.<\/p>\n<p>\u201cAlso of interest is that eight out of 61 areas account for 75% of the value of these transactions, namely Airport Industria, Brackenfell, the CBD, Milnerton, Montagu Gardens, Ottery, East, Parow and Salt River.\u00a0 They also account for 80% of all sectional title registrations.\u201d<\/p>\n<p>Regarding the impact of the rising rates on landlords, Townes says this argument only holds water when the property is geared by the owner \u2013 and then usually at a maximum of 70% Loan to Value Ratio (LTV) which this softens the blow to the owners.<\/p>\n<p>\u201cMany owners have held their properties for long periods of time and also learnt not to over-gear (lessons learnt from the crash).\u00a0 Tenants are then not duly affected as they are not accountable for any additional payments over and above their lease covenants.<\/p>\n<p>\u201cHowever, it must be remembered that property investment is only secured via good tenants who pay regularly and on time and who conduct business in an ethical and honest manner.<\/p>\n<p>\u201cLandlords should look beyond the lease covenants to their business growth potential and whether the space they provide can include their growth projections \u2013 in other words, growth alongside tenant.<\/p>\n<hr \/>\n<p><strong>Read: <a href=\"https:\/\/businesstech.co.za\/news\/energy\/610286\/cape-town-to-buy-power-from-commercial-producers\/\" target=\"_blank\" rel=\"noopener\">Cape Town to buy power from commercial producers<\/a><\/strong><\/p>\n","protected":false},"excerpt":{"rendered":"<p>The recent highest single rise in the repo rate in nearly 20 years is likely to drive investor movement towards Cape Town which is currently seeing the strongest rental growth of the major industrial conurbations and is widely regarded as a well-run city and largely free of national tenders.<\/p>\n","protected":false},"author":10,"featured_media":599540,"comment_status":"closed","ping_status":"closed","sticky":false,"template":"","format":"standard","meta":{"footnotes":""},"categories":[12755],"tags":[26,10711],"class_list":["post-610368","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-property","tag-headline","tag-lew-geffen-sothebys"],"_links":{"self":[{"href":"https:\/\/businesstech.co.za\/news\/wp-json\/wp\/v2\/posts\/610368","targetHints":{"allow":["GET"]}}],"collection":[{"href":"https:\/\/businesstech.co.za\/news\/wp-json\/wp\/v2\/posts"}],"about":[{"href":"https:\/\/businesstech.co.za\/news\/wp-json\/wp\/v2\/types\/post"}],"author":[{"embeddable":true,"href":"https:\/\/businesstech.co.za\/news\/wp-json\/wp\/v2\/users\/10"}],"replies":[{"embeddable":true,"href":"https:\/\/businesstech.co.za\/news\/wp-json\/wp\/v2\/comments?post=610368"}],"version-history":[{"count":7,"href":"https:\/\/businesstech.co.za\/news\/wp-json\/wp\/v2\/posts\/610368\/revisions"}],"predecessor-version":[{"id":610434,"href":"https:\/\/businesstech.co.za\/news\/wp-json\/wp\/v2\/posts\/610368\/revisions\/610434"}],"wp:featuredmedia":[{"embeddable":true,"href":"https:\/\/businesstech.co.za\/news\/wp-json\/wp\/v2\/media\/599540"}],"wp:attachment":[{"href":"https:\/\/businesstech.co.za\/news\/wp-json\/wp\/v2\/media?parent=610368"}],"wp:term":[{"taxonomy":"category","embeddable":true,"href":"https:\/\/businesstech.co.za\/news\/wp-json\/wp\/v2\/categories?post=610368"},{"taxonomy":"post_tag","embeddable":true,"href":"https:\/\/businesstech.co.za\/news\/wp-json\/wp\/v2\/tags?post=610368"}],"curies":[{"name":"wp","href":"https:\/\/api.w.org\/{rel}","templated":true}]}}
