{"id":611624,"date":"2022-07-28T15:11:51","date_gmt":"2022-07-28T13:11:51","guid":{"rendered":"https:\/\/businesstech.co.za\/news\/?p=611624"},"modified":"2022-07-28T15:11:51","modified_gmt":"2022-07-28T13:11:51","slug":"this-international-property-trend-is-proving-extremely-profitable-for-investors-in-cape-town-right-now","status":"publish","type":"post","link":"https:\/\/businesstech.co.za\/news\/property\/611624\/this-international-property-trend-is-proving-extremely-profitable-for-investors-in-cape-town-right-now\/","title":{"rendered":"This international property trend is proving extremely profitable for investors in Cape Town right now"},"content":{"rendered":"<p>Two sectors significantly leading the current commercial real estate curve in South Africa are savvy redevelopments of under-utilised commercial sites and industrial property investments.<\/p>\n<p>High Street Auctions director Greg Dart, said the country\u2019s commercial property landscape perfectly reflects the global market. \u201cFund managers are already making hard decisions about their portfolios, because workplace changes are making what appear to be permanent alterations to commercial real estate investment paradigms.&#8221;<\/p>\n<p>He pointed to a recent Gallup poll in the US that noted that even as business districts there start to recover, 37% of current office space in America is likely to be abandoned as employees switch to remote work.<\/p>\n<p>\u201cIn South Africa the percentage of permanent remote workers might not equal the US, but even before the pandemic we had a fairly high number of under-utilised office buildings and vacancies have since risen.\u201d<\/p>\n<p>Dart said that corporates have been auditing their property portfolios and releasing a selection of non-core assets for auction. \u201cThe timing couldn\u2019t be better for developers looking to capitalise on the national and international redevelopment trend, but as always with these investments, location is everything.\u201d<\/p>\n<p>By way of example, Dart noted three office buildings in the heart of Bloemfontein\u2019s CBD that are going under the hammer in High Street\u2019s multi-property auction on August 11th, that have already attracted bidder attention:<\/p>\n<ul>\n<li>The 8 567m\u00b2 African Life Building at 44 St Andrew Street, which comprises ground floor retail and five floors of office space;<\/li>\n<li>The Trustfontein &amp; Transtel Buildings at 149 to 151 St Andrew St. The Trustfontein comprises ground floor retail and five floors of office space, while the Transtel is a single-level building with retail and warehousing components; and<\/li>\n<li>Thuto House at 155 St Andrew St, which is a five-storey office building.<\/li>\n<\/ul>\n<p><a  data-lightbox=\"post-image\" href=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2022\/07\/Hoffman-Square-in-Bloemfontein-ideal-for-conversion-to-student-accommodation-scaled-e1659012687248.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-611638\" src=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2022\/07\/Hoffman-Square-in-Bloemfontein-ideal-for-conversion-to-student-accommodation-scaled-e1659012687248.jpg\" alt=\"\" width=\"1200\" height=\"800\" srcset=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2022\/07\/Hoffman-Square-in-Bloemfontein-ideal-for-conversion-to-student-accommodation-scaled-e1659012687248.jpg 1200w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2022\/07\/Hoffman-Square-in-Bloemfontein-ideal-for-conversion-to-student-accommodation-scaled-e1659012687248-300x200.jpg 300w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2022\/07\/Hoffman-Square-in-Bloemfontein-ideal-for-conversion-to-student-accommodation-scaled-e1659012687248-1024x683.jpg 1024w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2022\/07\/Hoffman-Square-in-Bloemfontein-ideal-for-conversion-to-student-accommodation-scaled-e1659012687248-768x512.jpg 768w\" sizes=\"auto, (max-width: 1200px) 100vw, 1200px\" \/><\/a><\/p>\n<p>\u201cBloemfontein has a well-publicised student housing crisis and with six tertiary education institutions surrounding these buildings, they are crying out for conversion to student accommodation,&#8221; said Dart.<\/p>\n<p>The largest of the nearby campuses is the Central University of Technology, which has a student body of more than 21,000 and only houses approximately 5,000 in accredited on- and off-campus accommodation.<\/p>\n<p>\u201cBesides the smaller colleges like Rosebank, Boston, Damelin and numerous FET institutions, just down the road there are two University of the Free State campuses which have a student body of more than 33,000 and a hopeless shortage of accommodation.<\/p>\n<p>\u201cBloemfontein isn\u2019t the only city with these reconversion opportunities given a recent World Bank Group International Finance Corporation report that noted South Africa\u2019s student housing supply-demand gap already exceeds 500,000,&#8221; he said.<\/p>\n<p>This trend is also international, with DigsConnect saying last month that global investment into purpose-built student accommodation exceeded $16 billion in 2018, and \u201cdespite the pandemic, this asset class is resilient and still growing rapidly as student enrolment increases each year\u201d.<\/p>\n<p>Dart said mixed-used urban commercial redevelopment is another on-point international trend that\u2019s been proving extremely profitable for real estate investors \u2013 particularly in Cape Town.<\/p>\n<p>\u201cAs with student redevelopment, location is key, which is why we\u2019ve had so much interest in the Salt River city block that\u2019s going under the hammer on August 11th.
