{"id":665329,"date":"2023-02-18T15:00:07","date_gmt":"2023-02-18T13:00:07","guid":{"rendered":"https:\/\/businesstech.co.za\/news\/?p=665329"},"modified":"2023-02-17T16:46:57","modified_gmt":"2023-02-17T14:46:57","slug":"south-africa-has-the-most-affordable-capital-city-in-the-world","status":"publish","type":"post","link":"https:\/\/businesstech.co.za\/news\/property\/665329\/south-africa-has-the-most-affordable-capital-city-in-the-world\/","title":{"rendered":"South Africa has the most affordable capital city in the world"},"content":{"rendered":"<p>South Africa has the most affordable capital city in the world, according to a study by <a href=\"https:\/\/www.netcredit.com\/blog\/average-cost-of-houses-around-the-world\/\" target=\"_blank\" rel=\"noopener\">Netcredit <\/a>&#8211; an American online lender.<\/p>\n<p>Property analytics group <a href=\"https:\/\/businesstech.co.za\/news\/property\/663147\/warning-for-property-owners-in-south-africa-brace-for-a-rough-year-ahead-experts\/\" target=\"_blank\" rel=\"noopener\">Lightstone<\/a> said that South Africa&#8217;s property market would likely face a challenging 2023, with low expectations for growth.<\/p>\n<p>According to Lightstone, South Africa&#8217;s 2023 residential property market will be shaped by challenges locally and globally. Property owners will likely feel the pain of the stagnating economy, with prices growing at a rate lower than inflation.<\/p>\n<p>Despite the challenging local property market, Pretoria is the most affordable capital city when comparing property price to income, according to Netcredit.<\/p>\n<p>Netcredit&#8217;s study looked at over 800,000 properties in 73 different capitals and calculated the median house price for each city per square meter (sqm) and in total.<\/p>\n<p>The group then calculated the average net salary for each capital and used that figure to calculate affordability and the number of years an average earner would need to buy a median-value home.<\/p>\n<p>Pretoria has the best affordability, with the <strong>average home costing just seven times the average salary.<\/strong><\/p>\n<p>It would thus take only 4.7 yearly salaries to afford the median house price in Pretoria &#8211; the same applies to Muscat, Oman.<\/p>\n<p>On the other edge of the scale, it would take 158.4 yearly salaries to afford the median house price in Tehran, Iran.<\/p>\n<p>On a global scale, the property market is facing a difficult time. During the pandemic, prices rose quickly as people radically altered their idea of where and how they wanted to live.<\/p>\n<p>However, with the fallout of the pandemic and the war in Ukraine, global house prices are declining again.<\/p>\n<p>Higher interest rates and the cost of living have reduced demand for houses, but a general shortage of properties on the market has prevented prices from bombing.<\/p>\n<p>Oxford Economics said that most OECD nations would likely see a slowdown in house price growth, with house prices expected to fall in over half of them &#8211; marking the widest deceleration in property price growth in over 22 years.<\/p>\n<p>Real house prices could decrease by 25% in emerging markets in the next three years, according to the IMF.<\/p>\n<p><a  data-lightbox=\"post-image\" href=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2023\/02\/netcredit-study.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-665367 aligncenter\" src=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2023\/02\/netcredit-study.jpg\" alt=\"\" width=\"682\" height=\"745\" srcset=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2023\/02\/netcredit-study.jpg 682w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2023\/02\/netcredit-study-275x300.jpg 275w\" sizes=\"auto, (max-width: 682px) 100vw, 682px\" \/><\/a><\/p>\n<p>Pretoria may be the most affordable city, but it only has the 6th lowest median house price ($69,965).<\/p>\n<p>Pretoria trails Havana, Cuba ($40,569), Ulaanbaatar, Mongolia ($51,514), Ankara, Tureky ($63,713), Windhoek, Namibia ($67,200) and Minsk, Belarus ($68,970).<\/p>\n<p>In terms of square meterage, Pretoria ranks fifth cheapest ($568m\u00b2) &#8211; behind Havana, Cuba ($234m\u00b2), Ankara, Turkey ($432m\u00b2) and Tripoli, Libya ($500m\u00b2).<\/p>\n<p>Despite Havana, Cuba having the lowest average house price, it would still take 91.4 yearly salaries to afford the median house price.<\/p>\n<p>The most expensive Capital city is the city-state of Monaco, with a median house price of $4,475,000 and $52,000 per m<sup>2<\/sup>.<\/p>\n<p>In terms of median house price, Luxembourg ($1,416,610), Singapore, ($1,342,848), Seoul, South Korea ($921,600) and Bern, Switzerland ($773,896) make up the rest of the top five.<\/p>\n<p>In addition, Monaco is followed by Singapore, ($15,009m\u00b2), Seoul, South Korea ($11,244m\u00b2), Luxembourg ($10,897m\u00b2), and Paris ($10,880m\u00b2) in the top five for per m<sup>2<\/sup>.<\/p>\n<p>A third of Monaco&#8217;s population are millionaires, and property is so expensive that only 25% of the country&#8217;s private sector employees live within the country&#8217;s borders.<\/p>\n<hr \/>\n<p><strong>Read: <a href=\"https:\/\/businesstech.co.za\/news\/property\/662697\/scammers-target-the-rental-market-in-south-africa\/\" rel=\"bookmark\">Scammers target South Africa&#8217;s rental market<\/a><\/strong><\/p>\n","protected":false},"excerpt":{"rendered":"<p>An assessment of capital cities around the world shows that South Africa has one of the most affordable for property.<\/p>\n","protected":false},"author":95,"featured_media":642927,"comment_status":"closed","ping_status":"closed","sticky":false,"template":"","format":"standard","meta":{"footnotes":""},"categories":[12755],"tags":[26,17827],"class_list":["post-665329","post","type-post","status-publish","format-standard","has-post-thumbnail","hentry","category-property","tag-headline","tag-netcredit"],"_links":{"self":[{"href":"https:\/\/businesstech.co.za\/news\/wp-json\/wp\/v2\/posts\/665329","targetHints":{"allow":["GET"]}}],"collection":[{"href":"https:\/\/businesstech.co.za\/news\/wp-json\/wp\/v2\/posts"}],"about":[{"href":"https:\/\/businesstech.co.za\/news\/wp-json\/wp\/v2\/types\/post"}],"author":[{"embeddable":true,"href":"https:\/\/businesstech.co.za\/news\/wp-json\/wp\/v2\/users\/95"}],"replies":[{"embeddable":true,"href":"https:\/\/businesstech.co.za\/news\/wp-json\/wp\/v2\/comments?post=665329"}],"version-history":[{"count":8,"href":"https:\/\/businesstech.co.za\/news\/wp-json\/wp\/v2\/posts\/665329\/revisions"}],"predecessor-version":[{"id":666005,"href":"https:\/\/businesstech.co.za\/news\/wp-json\/wp\/v2\/posts\/665329\/revisions\/666005"}],"wp:featuredmedia":[{"embeddable":true,"href":"https:\/\/businesstech.co.za\/news\/wp-json\/wp\/v2\/media\/642927"}],"wp:attachment":[{"href":"https:\/\/businesstech.co.za\/news\/wp-json\/wp\/v2\/media?parent=665329"}],"wp:term":[{"taxonomy":"category","embeddable":true,"href":"https:\/\/businesstech.co.za\/news\/wp-json\/wp\/v2\/categories?post=665329"},{"taxonomy":"post_tag","embeddable":true,"href":"https:\/\/businesstech.co.za\/news\/wp-json\/wp\/v2\/tags?post=665329"}],"curies":[{"name":"wp","href":"https:\/\/api.w.org\/{rel}","templated":true}]}}
