After remaining relatively flat in 2018 and 2019, prices surged further,&#8221; reported the statistics agency.<\/p>\n<p>The latest reports compared eight metropolitan municipalities across nine provinces measuring changes in residential property prices through a new set of residential property price inflation (RPPI) metrics.<\/p>\n<p>The RPPI measures the change in prices for houses, townhouses and flats that private individuals purchase.<\/p>\n<p>On the opposite end of the scale, Johannesburg reported the slowest increase in property prices since 2010, with residential property prices rising on average by 71%.<\/p>\n<p>On average, all metros saw a 98% increase in property prices.<\/p>\n<p>StatsSA provided the following breakdown of the metros:<\/p>\n<ul>\n<li>Cape Town: <span style=\"color: #008000;\"><strong>+141%<\/strong><\/span><\/li>\n<li><em>All Metros: <strong><span style=\"color: #008000;\">+98%<\/span><\/strong><\/em><\/li>\n<li>Ekhuruleni: <span style=\"color: #008000;\"><strong>+94%<\/strong><\/span><\/li>\n<li>Tshwane: <span style=\"color: #008000;\"><strong>+91%<\/strong><\/span><\/li>\n<li>Buffalo City: <span style=\"color: #008000;\"><strong>+89%<\/strong><\/span><\/li>\n<li>eThekwini <span style=\"color: #008000;\"><strong>+80%<\/strong><\/span><\/li>\n<li>Nelson Mandela Bay: <span style=\"color: #008000;\"><strong>+77%<\/strong><\/span><\/li>\n<li>Mangaung: <span style=\"color: #008000;\"><strong>+72%<\/strong><\/span><\/li>\n<li>Johannesburg: <span style=\"color: #008000;\"><strong>+71%<\/strong><\/span><\/li>\n<\/ul>\n<p><a  data-lightbox=\"post-image\" href=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2023\/04\/Cape-Town-statsSA-scaled-e1681371145515.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-679781 size-full\" src=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2023\/04\/Cape-Town-statsSA-scaled-e1681371455909.jpg\" alt=\"\" width=\"1000\" height=\"747\" srcset=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2023\/04\/Cape-Town-statsSA-scaled-e1681371455909.jpg 1000w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2023\/04\/Cape-Town-statsSA-scaled-e1681371455909-300x224.jpg 300w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2023\/04\/Cape-Town-statsSA-scaled-e1681371455909-768x574.jpg 768w\" sizes=\"auto, (max-width: 1000px) 100vw, 1000px\" \/><\/a><\/p>\n<p>According to StatsSA, the most recent RPPI shows that nationally, in the 12 months to November 2022, property prices increased by 5.8%<\/p>\n<p>&#8220;Prices increased by 7,4% in Western Cape and by 3,6% in Gauteng over this period,&#8221; said StatsSA.<\/p>\n<p>In November, the City of Cape Town and Ekurhuleni were the main contributors to the annual inflation rate for all metropolitan areas.<\/p>\n<p>The graph below illustrates the average annual residency property price inflation for South Africa as a whole:<\/p>\n<p><a  data-lightbox=\"post-image\" href=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2023\/04\/StatsSA-e1681371440272.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-679787 aligncenter\" src=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2023\/04\/StatsSA-e1681371440272.jpg\" alt=\"\" width=\"1000\" height=\"722\" srcset=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2023\/04\/StatsSA-e1681371440272.jpg 1000w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2023\/04\/StatsSA-e1681371440272-300x217.jpg 300w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2023\/04\/StatsSA-e1681371440272-768x554.jpg 768w\" sizes=\"auto, (max-width: 1000px) 100vw, 1000px\" \/><\/a><\/p>\n<hr \/>\n<p><strong>Cape Town&#8217;s boom<\/strong><\/p>\n<p>Anecdotally across the country, Cape Town&#8217;s property boom is no surprise, with semigration to the Western Cape boosting property demand and international buyers also taking an interest.<\/p>\n<p>In terms of the latest Rode&#8217;s Report on the South African Property Markets for 2023, the Western Cape has come out on top in the first quarter of this year on a regional level with its lower residential vacancy rate compared to other areas.<\/p>\n<p>On top of being a hotspot for residential development, the commercial side of Cape Town is also seeing significant development, with more businesses moving to the city and, in turn, attracting more job seekers.<\/p>\n<p>Brent Townes, the COO for commercial property at <strong><a href=\"https:\/\/businesstech.co.za\/news\/property\/665691\/more-businesses-are-semigrating-to-cape-town\/\" target=\"_blank\" rel=\"noopener\">Lew Geffen Sotheby&#8217;s<\/a><\/strong> International Realty, said that semigration is not the only driving factor for families, as the area is also becoming an economic heavyweight.<\/p>\n<p>Many people are also flocking to the Cape due to improved service delivery provided in the area.
