{"id":692921,"date":"2023-06-11T09:00:19","date_gmt":"2023-06-11T07:00:19","guid":{"rendered":"https:\/\/businesstech.co.za\/news\/?p=692921"},"modified":"2023-06-09T17:11:03","modified_gmt":"2023-06-09T15:11:03","slug":"the-most-in-demand-price-bracket-for-rentals-in-south-africa","status":"publish","type":"post","link":"https:\/\/businesstech.co.za\/news\/property\/692921\/the-most-in-demand-price-bracket-for-rentals-in-south-africa\/","title":{"rendered":"The most in-demand price bracket for rentals in South Africa"},"content":{"rendered":"<p>A survey conducted by TPN Credit Bureau shows that vacancy rates in South Africa\u2019s rental market continued to drop in the first quarter of 2023, highlighting the most in-demand price bracket for South Africans looking to rent a home.<\/p>\n<p>According to the latest TPN Vacancy Survey, the national vacancy rate \u2013 the number of vacant properties \u2013 dropped from 8.26% in Q1 2022 to 6.19% in Q1 2023.<\/p>\n<p>In terms of demand, it has an inverse relationship with the vacancy rate, meaning the lower the vacancy rate, the higher the demand.<\/p>\n<p>Provincially, the Western Cape remains the best rental market, reflecting its lowest vacancy level since 2016 at 1.66% \u2013 4.5% below the national average. This is then followed by Gauteng (7.31%), Kwa-Zulu Natal (10.13%), and the Eastern Cape (10.32%).<\/p>\n<p>The report noted that the remaining provinces in South Africa have all maintained a very high demand rating in the past three quarters, as a lack of supply has ensured a healthy market. However, many consumers in these provinces cannot afford to enter the formal rental market despite the strong demand.<\/p>\n<p><strong>The most in-demand rental value band<\/strong><\/p>\n<p>While the report noted that the vacancy rates for most rental brackets are very similar, <strong>properties with the lowest vacancies are those priced between R7,000 and R12,000 per month<\/strong> \u2013 with a vacancy rate of 5.07%.<\/p>\n<p>This is followed by properties in the R3,000 to R7,000 price category, which has a vacancy rate of 6.54%.<\/p>\n<p>On the other end of the spectrum, the price brackets between R12,000 and R25,000 and more than R12,000 have experienced an increase in their vacancy rates.<\/p>\n<p><a  data-lightbox=\"post-image\" href=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2023\/05\/property-value-vacancy-rate.png\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-692927\" src=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2023\/05\/property-value-vacancy-rate.png\" alt=\"\" width=\"1018\" height=\"455\" srcset=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2023\/05\/property-value-vacancy-rate.png 1559w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2023\/05\/property-value-vacancy-rate-300x134.png 300w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2023\/05\/property-value-vacancy-rate-1024x458.png 1024w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2023\/05\/property-value-vacancy-rate-768x343.png 768w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2023\/05\/property-value-vacancy-rate-1536x687.png 1536w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2023\/05\/property-value-vacancy-rate-1200x536.png 1200w\" sizes=\"auto, (max-width: 1018px) 100vw, 1018px\" \/><\/a><\/p>\n<p>Properties priced between R12,000 and R25,000 per month have a vacancy rate of 7.16%, while those priced at over R12,000 present a rate of 7.84%.
