{"id":790963,"date":"2024-09-13T11:20:11","date_gmt":"2024-09-13T09:20:11","guid":{"rendered":"https:\/\/businesstech.co.za\/news\/?p=790963"},"modified":"2024-09-13T11:20:17","modified_gmt":"2024-09-13T09:20:17","slug":"big-turn-for-property-prices-in-south-africa-with-bad-news-for-owners-in-one-city","status":"publish","type":"post","link":"https:\/\/businesstech.co.za\/news\/property\/790963\/big-turn-for-property-prices-in-south-africa-with-bad-news-for-owners-in-one-city\/","title":{"rendered":"Big turn for property prices in South Africa &#8211; with bad news for owners in one city"},"content":{"rendered":"\n<p>South Africa&#8217;s residential property prices continued to climb in April 2024, marking the eighth consecutive month of gains since the flat growth between May and August 2023.<\/p>\n\n\n\n<p>However, property prices in the City of Johannesburg remain under strain.<\/p>\n\n\n\n<p>Annual national residential property price inflation was 3.9% in April 2024, an increase from 3.0% in March 2024. The residential property price index (RPPI) increased by 0.4% month-on-month in April 2024.<\/p>\n\n\n\n<p>Property owners in South Africa will welcome the news after the low, marginal growth experienced for much of 2023, and represents a significant turn from the dip in 2022\/23.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><a  data-lightbox=\"post-image\" href=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2024\/09\/Property-price-index.jpg\"><img loading=\"lazy\" decoding=\"async\" width=\"943\" height=\"641\" src=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2024\/09\/Property-price-index.jpg\" alt=\"\" class=\"wp-image-790964\" srcset=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2024\/09\/Property-price-index.jpg 943w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2024\/09\/Property-price-index-300x204.jpg 300w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2024\/09\/Property-price-index-768x522.jpg 768w\" sizes=\"auto, (max-width: 943px) 100vw, 943px\" \/><\/a><\/figure>\n\n\n\n<p>While the national picture shows a big swing, it is not all good news across every region.<\/p>\n\n\n\n<p>Looking specifically at the major metros, property price growth of 2.6% was recorded nationally, but this was heavily swayed by 10.6% growth in Buffalo City and 5.9% growth in Cape Town.<\/p>\n\n\n\n<p>Cape Town has the biggest contribution to the index, accounting for 2.0 percentage points of the inflation rate (compared to Buffalo City&#8217;s 0.2 percentage point contribution).<\/p>\n\n\n\n<p>One metro that stands out, however, is the City of Joburg, which was the only metro to record a decline in pricing, with inflation sitting at -0.7%, contributing -0.1 percentage points to the overall rate.<\/p>\n\n\n\n<figure class=\"wp-block-image size-large\"><a  data-lightbox=\"post-image\" href=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2024\/09\/RPPI-metros.jpg\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"452\" src=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2024\/09\/RPPI-metros-1024x452.jpg\" alt=\"\" class=\"wp-image-790966\" srcset=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2024\/09\/RPPI-metros-1024x452.jpg 1024w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2024\/09\/RPPI-metros-300x133.jpg 300w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2024\/09\/RPPI-metros-768x339.jpg 768w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2024\/09\/RPPI-metros-1536x679.jpg 1536w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2024\/09\/RPPI-metros.jpg 1652w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><\/a><\/figure>\n\n\n\n<p><strong>Types of properties<\/strong><\/p>\n\n\n\n<p>The picture is also different when looking at the different property types.<\/p>\n\n\n\n<p>Properties sold for the very first time saw exceptional price growth in Manguang at 13.9%. However, for the rest of the metros, price inflation ranged between 2.3% and 3.5%.<\/p>\n\n\n\n<p>On the low-end on the spectrum, first-time sellers saw only 0.2% price growth in eThekwini, and negative growth in Buffalo City (-3.7%) and Nelson Mandela Bay (-2.1%).<\/p>\n\n\n\n<p>The index for resold properties, however, were positive across the board &#8211;
