The Bishopscourt Estate development near Kirstenbosch Gardens in Cape Town has launched.
 
The new estate, located in the heart of Bishopscourt, will incorporate four distinct secure neighbourhoods located around a lush four-hectare greenbelt on the banks of the Liesbeek River.<\/p>\n\n\n\n

The estate will offer 50 freestanding erven, ranging from 452 sqm to 1000 sqm. Each plot will have privacy, views of Table Mountain and access to the greenbelt.<\/p>\n\n\n\n

The first two neighbourhoods to be sold will be accessible from Kirstenbosch Drive, while the other two can be accessed from Winchester Avenue.

The estate will be near prestigious schools, shopping centres, wine farms, pristine beaches, the Cape Town CBD, and the airport.<\/p>\n\n\n\n

Sales have launched for 33 plots under Phase One of the development, with prices ranging from R4.4 million to R8.5 million (VAT inclusive, no Transfer Duty).
 
Handovers of purchased plots are expected to begin in Q3 2025, with construction to install the bulk and link infrastructure (water distribution networks, electrical networks, sewerage treatment works, roads and stormwater systems) starting this month. <\/p>\n\n\n\n

Interested buyers can visit the Estate’s website<\/a>, which includes an interactive map that shows the size, price, and location of each of the freestanding plots for sale in the development.<\/p>\n\n\n

The latest Africa Wealth Report for 2024 from Henley & Partners also showed that Cape Town is still the hottest property investment area in South Africa for ultra-high-net-worth buyers<\/p>\n\n\n\n

The report showed that the country’s richest residential areas are in the \u2018Prime 7\u2019 \u2013 Clifton, Bantry Bay, Camps Bay, Constantia, Llandudno, St James and Bishopscourt<\/strong>. <\/p>\n\n\n\n

Many are drawn to Cape Town’s strong service delivery compared to other metros, the rainless summer seasons, and the natural beauty of the city. <\/p>\n\n\n\n

Many wealthy South Africans from other cities, such as Johannebsurg and Durban, are semigrating to Cape Town in search of better service delivery.<\/p>\n\n\n\n

Foreigners from the northern hemisphere Cape Town during the Southern Hemisphere summer to avoid their cold winters.<\/p>\n\n\n\n

However, Lance Cohen from Lance Real Estate told BusinessTech that many foreigners from the Middle East come to Cape Town during its wet and windy winters to escape the unbearably hot summers in their homelands. <\/p>\n\n\n\n

Cohen noted that several other areas in the Western Cape, such as Franshoek, are seeing widespread development outside of Cape Town.<\/p>\n\n\n\n

He also noted that the Val de Vie estate near Paarl and the smaller towns in the Western Cape, such as George, have seen an influx of the wealthy. <\/p>\n\n\n\n

He attributed this to the rise of remote work, which means many wealthy individuals no longer have to be in a major city to conduct business.<\/p>\n\n\n\n
