A well-known Cape Town hospital will be converted into a new residential and hotel development, with apartments priced as high as R23.3 million. <\/p>\n\n\n\n

Once home to the Netcare Christiaan Barnard Memorial Hospital, 111 Bree Street is being redeveloped into Mama Shelter Residences Cape Town, a mix of luxury residences and hotel offerings.<\/p>\n\n\n\n

The original hospital, also called City Park Hospital, was a prominent medical facility in central Cape Town for decades before Netcare relocated it to the Foreshore. <\/p>\n\n\n\n

The new development is a significant change for the iconic site, moving from a place of healthcare to one of high-end urban living.<\/p>\n\n\n\n

The former hospital building is being converted into a 127-room hotel and 62 branded residences. The project is expected to be completed in the third quarter of 2026.<\/p>\n\n\n\n

The hotel and its residences will be located on Bree Street, which was recently named one of the \u201ccoolest streets in the world\u201d by Time Out, and sits in what the publication also called the \u201cBest City in the World\u201d for 2025.<\/p>\n\n\n\n

The apartments on offer range from studios to one, two, and three-bedroom units, all of which will be serviced by the Mama Shelter hotel. <\/p>\n\n\n\n

Prices start at R2.9 million for a studio, while the most expensive unit, the three-bedroom Grand Mama Penthouse with panoramic views of Table Mountain and the Atlantic Ocean, comes in at R23.3 million. <\/p>\n\n\n\n

Sales are being handled by Pam Golding Properties and its international associate, Savills. Andrew Golding, CEO of Pam Golding Properties, said the development taps into a growing trend in the property market.<\/p>\n\n\n\n

\u201cThe unique appeal of prestigious branded residences is growing globally as property purchasers recognise the benefits of buying into a luxury lifestyle backed by a strong global brand,\u201d he said. <\/p>\n\n\n\n

\u201cThis offers the potential for sound return on investment, coupled with the advantage of having a reputable hotel group oversee their investments in their absence.\u201d<\/p>\n\n\n\n

Residents will have access to a dedicated concierge, a co-working space, fitness centre, rooftop pool and pool deck, and sweeping city views. <\/p>\n\n\n\n

Additional services include everything from pet pampering and nanny services to yoga, curated playlists, and even a tattoo artist.<\/p>\n\n\n\n

Basil Moraitis, head of Pam Golding\u2019s Western Cape region, highlighted the appeal of the location.<\/p>\n\n\n\n

He said it’s situated in arguably one of the best locations in Cape Town\u2019s central district. He added that the development is an opportunity to acquire a prime residence with sound capital investment potential in a globally renowned, world-class city.<\/p>\n\n\n\n

The development will also include 3,500 square metres of retail space and three restaurants.<\/p>\n\n\n\n

These include an Italian-themed Il Bambini Club, Mama Shelter\u2019s all-day rooftop bar and restaurant, and another eatery located on Bree Street itself.<\/p>\n\n\n\n

Tom Bryant, head of global residential new developments at Savills, noted that Cape Town\u2019s prime property market is performing well. <\/p>\n\n\n\n

\u201cDriven by improved economic activity and ongoing domestic and international demand, capital values for prime residential property in Cape Town have grown,\u201d he said. <\/p>\n\n\n\n

These properties have grown by just over 3% during the first half of 2025, with growth of between 6% and 7.9% forecast for the second half of the year.<\/p>\n\n\n\n
