Property developer Merelava is launching one of the most ambitious office-to-residential conversions in the country, transforming a prime office block in Bryanston into over 120 upmarket living units.<\/p>\n\n\n\n

The development, 170 Grosvenor<\/strong><\/a>, is about to launch major construction and is scheduled to be completed in November 2026.<\/p>\n\n\n\n

It will ultimately offer 126 apartments, including studios, one-bedrooms, two-bedrooms, and four penthouses, with prices ranging between R585,000 and R2.7 million.<\/p>\n\n\n\n

Speaking to property broker Ash M\u00fcller, the developers noted that the building was identified during the 2020 Covid pandemic and “lends itself to a resi-conversion”.<\/p>\n\n\n\n

Given its prime location and price point, they said that the units are targeted at first-time home owners and young professionals\u2014particularly young female professionals, who have shown a lot of interest.<\/p>\n\n\n\n

The development is placing safety and security as a priority, while also adding various lifestyle features and amenities to provide a “beautiful living environment”.<\/p>\n\n\n\n

On top of 24-hour security and secure parking, the development will feature a “den” and “eden”\u2014a shared space, with a barista and working space. It will also feature a gym and a nail salon.<\/p>\n\n\n\n

The development will also be pet and child-friendly, with play space as well.<\/p>\n\n\n\n

The developers noted that the conversion is also aiming to draw investors, expected to deliver an average yield of 10.13%, ensuring strong returns on investment across the building.<\/p>\n\n\n\n

The development taps into Bryanston\u2019s continued capital growth, where property prices have risen 5% annually, with the median house price now standing at R4.3 million<\/p>\n\n\n\n

They anticpate the wider Bryanston area will also be a significant draw card, with the development situated close to the Bryanston Shopping Centre, Sandton Mediclinic and a myriad of primary and high schools.<\/p>\n\n\n\n

The current building is two stories high, with plans to build three more stories up for apartments and penthouses. Meanwhile the shared space areas will occupy the current courtyard and below-ground levels.<\/p>\n\n\n\n
