The new R3.5 billion Beachwood Coastal Estate is being built along Durban North\u2019s coastline, with buyers already reserving plots ahead of its official launch.<\/p>\n\n\n\n
The development is set on a 430,000 sqm site and focuses on low-density residential developments. <\/p>\n\n\n\n
The estate is being brought to the market by Beachwood Investments and is seen as a green, low-impact estate, with over 50% of the site dedicated to open space. <\/p>\n\n\n\n
This includes rehabilitated dune forests, mangroves, wetlands, and massive landscaped areas for relaxation.<\/p>\n\n\n\n
Phase one of the development will have 52 freestanding plots and 37 drive-up, three- and four-bedroom apartments, duplex villas and forest duplexes. <\/p>\n\n\n\n
All of the approvals for Phase 1 have been secured, with civil construction commencing in February 2025. <\/p>\n\n\n\n
Additionally, the developer is investing in upgrades to the surrounding infrastructure, including widening roads and upgrading the Durban North potable water reservoir.\u00a0<\/p>\n\n\n\n
Public beach access will be retained, along with new ablution facilities and parking areas.<\/p>\n\n\n\n
Investment is also being made in a new stormwater management system to overcome the flooding of the Southern precinct of the property, especially during torrential rains. <\/p>\n\n\n\n
Future phases are set to expand the estate, while maintaining a limited number of units to ensure exclusivity and environmental integrity.<\/p>\n\n\n\n
Prices in the estate are inclusive of VAT and are transfer duty-free, and range from the following amounts: <\/p>\n\n\n\n

Vacant plots: (691sqm-1 728sqm): are priced between R6.1 million and R20.675 million<\/li>\n\n\n\n
Apartments (245\u2013365 sqm): range from R10.575 million to R16.075 million<\/li>\n\n\n\n
Duplex villas and forest duplexes (435\u2013511 sqm) are priced from R18.675 million to R25.15 million.<\/li>\n<\/ul>\n\n\n\n
Each home has garages and parking bays, with selected units offering store rooms, utility spaces, yards, and staff quarters. <\/p>\n\n\n\n
All residences are also inverter and smart-home-ready, with connection points provided.<\/p>\n\n\n\n
The first vacant plot transfers are anticipated in Q3 to Q4 2026, and Phase 1 apartment construction is expected by Q4 2027. <\/p>\n\n\n\n
The project is set to provide local economic upliftment to many by creating 1,500 direct jobs during construction and the subsequent estate operations.<\/p>\n\n\n\n
