A 1,124-square-meter plot of land on Nettleton Road, Clifton, on the Atlantic seaboard, is on the market for R200 million.<\/p>\n\n\n\n

At R180,000 per square meter, it is the most expensive piece of land in South Africa.<\/p>\n\n\n\n

Adrien Epstein from DG Properties, the agency selling the plot, said it is located amidst the most valuable residential real estate on the African continent.<\/p>\n\n\n\n

\u201cLocated at the very end of this road, on the seaside, is arguably the best piece of land of them all,\u201d he said.<\/p>\n\n\n\n

\u201cPrivate and discreet from the road, the land spreads open towards the ocean, effortlessly embracing iconic postcard views.\u201d<\/p>\n\n\n\n

He added that the vistas of Clifton’s famed natural beauty are on full display from this unique location.<\/p>\n\n\n\n

This includes the Table Mountain nature reserve, the Twelve Apostles, Clifton’s rocky outcrops, and its white beaches, as well as the deep blue azure of the Atlantic Ocean.<\/p>\n\n\n\n

Epstein said this property provides a rare opportunity to acquire the finest plot on which to build your dream home.<\/p>\n\n\n\n

For those interested, there are already approved plans for a 1,500-square-meter home by Architect Jenny Mills.<\/p>\n\n\n\n

The estimated repayments for the plot of land alone, without a house, are approximately R2 million per month on a 20-year loan.<\/p>\n\n\n\n

Clifton is the most expensive suburb in South Africa, with a single parking spot costing more than the average property in the country.<\/p>\n\n\n\n

According to the Seeff Property Group, the selling price for houses in Clifton is double that of Camps Bay, the second most expensive suburb in the country.<\/p>\n\n\n\n

Seeff said that only roughly 20 houses and five apartments go on sale in the small suburb annually, pointing to the exclusivity of the area.<\/p>\n\n\n\n

Propstats data showed that close to R2 billion in sales were concluded in Clifton over the last five years, even considering Covid-lows.<\/p>\n\n\n\n

\u201cClifton benefits from a spectacular location between mountain and sea with some of the most exclusive homes in the country,\u201d said Seeff.<\/p>\n\n\n\n

\u201cIt also has the best Blue Flag beaches packed throughout the summer. It is almost impossible to find parking here in the summer, and if you want to spend a day at the beach, you need to come early.\u201d<\/p>\n\n\n\n

Nettleton Road is the most expensive street in South Africa, perched high up against Lion\u2019s Head. With its privacy and views of the seaboard, houses in the area sell for over R100 million.<\/p>\n\n\n\n

Jo Lombard, a luxury sales specialist with Seeff Atlantic Seaboard, said that prices could reach R200 million once the economy and market start moving vigorously.<\/p>\n\n\n\n

At least three high-end sales of over R20 million were made by Gauteng buyers, with another two from KwaZulu-Natal.<\/p>\n\n\n\n

\u201cClifton is not just scenically superior to most other luxury suburbs in the country but has offered superior returns for property investors,\u201d said Lombard.<\/p>\n\n\n\n

\u201cOlder houses were bought some years ago and remodelled or demolished to create stunning villas which can compare with some of the best globally, and scenery matched only by areas such as the South of France.\u201d<\/p>\n\n\n\n

He added that the data shows that investing sooner is better as prices continue to climb due to strong demand.<\/p>\n\n\n\n

\u201cThe scenic setting, views, and limited land space all contribute to the demand and prices that buyers are willing to pay, not just to purchase, but also to rent a home or apartment here.\u201d<\/p>\n\n\n\n

On the cliffside of Victoria Road, you will find some of the country\u2019s most sought-after apartment blocks, such as Eventide, San Michele and The Beaches, hugging the coastline and offering unobstructed ocean views, adds Lombard.<\/p>\n\n\n\n
