{"id":845408,"date":"2025-12-03T17:00:00","date_gmt":"2025-12-03T15:00:00","guid":{"rendered":"https:\/\/businesstech.co.za\/news\/?p=845408"},"modified":"2025-12-03T15:05:39","modified_gmt":"2025-12-03T13:05:39","slug":"one-province-in-south-africa-beating-the-western-cape-in-a-property-price-boom","status":"publish","type":"post","link":"https:\/\/businesstech.co.za\/news\/property\/845408\/one-province-in-south-africa-beating-the-western-cape-in-a-property-price-boom\/","title":{"rendered":"One province in South Africa beating the Western Cape in a property price boom"},"content":{"rendered":"\n<p>Limpopo\u2019s premium residential property market has emerged as one of the most dynamic in the country, with the province seeing the best property price inflation in the country. <\/p>\n\n\n\n<p>According to data from Lightstone, Limpopo experienced the highest property price inflation in November 2025, at 6.82%.\u00a0This is almost double the average inflation rate of 3.5% this year.<\/p>\n\n\n\n<p>This was higher than the Western Cape\u2019s 5.67%, Northern Cape\u2019s 4.75% and North West\u2019s 4.4%. The Free State was the worst performer, with a rate of 0.49%.&nbsp;<\/p>\n\n\n\n<p>Due to the rising house price inflation in Limpopo, homes that used to sell for between R800,000 and R1 million are now regularly exceeding the R1.5 million mark.<\/p>\n\n\n\n<p>Limpopo used to be a region of holiday farms and small towns, but is now attracting young families, entrepreneurs and remote workers.&nbsp;<\/p>\n\n\n\n<p>All of these workers are looking for more space and better value, with proximity to unrivalled natural landscapes with world-class game reserves.<\/p>\n\n\n\n<p>&nbsp;\u201cWhile Limpopo accounts for 10% of South Africa&#8217;s adult population, it lags when it comes to income,\u201d said Esteani Marx, Business Development Executive at Lightstone.<\/p>\n\n\n\n<p>\u201cThe province has disproportionately more (13%) of South Africa&#8217;s households with income under R6,500 per month, and 9% of households earning between R6,500-R9,000 per month, in line with its population average.\u201d\u00a0<\/p>\n\n\n\n<p>However, in the upper income brackets, Limpopo fares less well, with only 5% of households in the R13,000-R68,000 bracket and 2% of households earning above R68,000 per month.&nbsp;<\/p>\n\n\n\n<p>The province&#8217;s economy is driven by mining, agriculture and tourism. The province attracts high volumes of domestic travellers, with close to 1.5 million people visiting the Kruger National Park.&nbsp;<\/p>\n\n\n\n<p>Lightstone\u2019s 2025 data showed that one-third of residential sales above R250,000 exceeded R1.5 million, compared to 15% in 2020.<\/p>\n\n\n\n<p>On a national scale, the share increased from 27% to 37%, indicating that while Limpopo lags behind, its rate of improvement has outpaced the national change.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-large\"><a  data-lightbox=\"post-image\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><\/a><\/figure><\/div>\n\n\n<h2 class=\"wp-block-heading\">Why are people moving\u00a0<\/h2>\n\n\n\n<p>Lightstone broke down several reasons why property prices are booming in Limpopo.&nbsp;<\/p>\n\n\n\n<p>This includes demand for lifestyle buyers&nbsp;for holiday or retirement homes in Limpopo&#8217;s scenic, bushveld locations and wildlife Estates.&nbsp;<\/p>\n\n\n\n<p>This demand is creating pressure on prices of higher-value properties in areas like Hoedspruit and game farm Estates.<\/p>\n\n\n\n<p>Foreign investors are also purchasing lodges, estates, and game farms, as are local buyers with the resources to afford the lifestyle they desire.&nbsp;<\/p>\n\n\n\n<p>&nbsp;Lightstone said that improving infrastructure and connectivity will boost confidence in the property market.&nbsp;<\/p>\n\n\n\n<p>\u201cPlanned or promised projects, such as the Limpopo-Gauteng high-speed train link, will open new lifestyle opportunities for people to live in semi-rural areas while opening urban job markets.\u201d&nbsp;<\/p>\n\n\n\n<p>Tight supply and under-development have also created a shortage of good stock in quality, higher-end properties, including estates, game farms and security estates.&nbsp;<\/p>\n\n\n\n<p>The strong economic pull from mining, agriculture and tourism also creates jobs and attracts people, increasing demand for housing.&nbsp;<\/p>\n\n\n\n<p>Rental market activity has strengthened in recent years in Limpopo, which is driving demand in the buy-to-let market.&nbsp;<\/p>\n\n\n\n<p>Geographic location is also important for properties above R3 million, with demand found in  Polokwane, Hoedspruit, Bela-Bela, Tzaneen, Greater Tzaneen and the surrounding game farms. <\/p>\n\n\n\n<p>Demand has also increased for sales above R3 million in Limpopo, which has been the star performer among the dominant provinces outside of Gauteng, the Western Cape and KZN.&nbsp;&nbsp;<\/p>\n\n\n\n<p>Although volumes are lower than in the Eastern Cape, they are increasing in Limpopo and either dropping or remaining flat in the other four provinces.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure
