{"id":848007,"date":"2026-01-15T18:17:11","date_gmt":"2026-01-15T16:17:11","guid":{"rendered":"https:\/\/businesstech.co.za\/news\/?p=848007"},"modified":"2026-01-15T18:17:11","modified_gmt":"2026-01-15T16:17:11","slug":"township-shopping-mall-to-be-sold-for-r177-million-in-south-africa","status":"publish","type":"post","link":"https:\/\/businesstech.co.za\/news\/business\/848007\/township-shopping-mall-to-be-sold-for-r177-million-in-south-africa\/","title":{"rendered":"Township shopping mall to be sold for R177 million in South Africa"},"content":{"rendered":"\n<p>A township shopping mall in Gauteng is set to change hands in a R177 million deal after receiving the green light from South Africa\u2019s Competition Commission.<\/p>\n\n\n\n<p>Exemplar REITail Limited has acquired 100% of Vosloorus Crossing, a well-established retail centre in Vosloorus, east of Johannesburg, along with an associated solar energy operation that supplies power to the mall.<\/p>\n\n\n\n<p>Vosloorus Crossing has a gross lettable area of just over 10,300 square metres and plays a key retail role in the surrounding community.<\/p>\n\n\n\n<p>The centre hosts a strong mix of essential-service tenants, including Spar and Tops at Spar, Burger King, OBC Butchery, Builders Warehouse, and four major banks.<\/p>\n\n\n\n<p>Exemplar noted that this tenant profile reflects its strategy of focusing on convenience-driven retail hubs in underserved townships and peri-urban areas.<\/p>\n\n\n\n<p>The Competition Commission approved the transaction without any conditions, concluding that it is unlikely to substantially lessen or prevent competition in any relevant market.<\/p>\n\n\n\n<p>In its assessment, the Commission noted that both the acquiring group and the target property operate in the provision of rentable retail property in Gauteng.<\/p>\n\n\n\n<p>However, it found no significant competition or public interest concerns arising from the deal.&nbsp;<\/p>\n\n\n\n<p>The solar enterprise linked to the mall, which supplies photovoltaic electricity to the property, was also included in the approval.<\/p>\n\n\n\n<p>Exemplar REITail is a specialised real estate investment trust that owns, manages, and develops retail property in township and rural areas across South Africa.<\/p>\n\n\n\n<p>Its existing portfolio comprises 29 income-generating properties spread across Gauteng, Mpumalanga, Limpopo, the Eastern Cape, KwaZulu-Natal, and the Western Cape.<\/p>\n\n\n\n<p>These assets collectively offer nearly 439,000 square metres of gross lettable area, with a further 242,000 square metres under management.<\/p>\n\n\n\n<p>Across its portfolio, Exemplar manages more than 2,000 stores, positioning it as a major player in the township retail property space.<\/p>\n\n\n\n<p>The acquisition of Vosloorus Crossing comes as Exemplar continues to expand and invest in new developments.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Major township developments coming <\/h2>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-large\"><a  data-lightbox=\"post-image\" href=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2026\/01\/Ntuzuma-Mall.jpg\"><img loading=\"lazy\" decoding=\"async\" width=\"1024\" height=\"576\" src=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2026\/01\/Ntuzuma-Mall-1024x576.jpg\" alt=\"\" class=\"wp-image-848009\" srcset=\"https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2026\/01\/Ntuzuma-Mall-1024x576.jpg 1024w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2026\/01\/Ntuzuma-Mall-300x169.jpg 300w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2026\/01\/Ntuzuma-Mall-768x432.jpg 768w, https:\/\/businesstech.co.za\/news\/wp-content\/uploads\/2026\/01\/Ntuzuma-Mall.jpg 1200w\" sizes=\"auto, (max-width: 1024px) 100vw, 1024px\" \/><\/a><figcaption class=\"wp-element-caption\"><em>Ntuzuma Mall concept <\/em><\/figcaption><\/figure><\/div>\n\n\n<p>One of its largest upcoming projects is Ntuzuma Mall in KwaZulu-Natal, where the group owns a 70% stake.<\/p>\n\n\n\n<p>The centre is expected to have a gross lettable area of approximately 19,000 square metres and will be anchored by Boxer and Shoprite.<\/p>\n\n\n\n<p>Additional tenants include Clicks, Foschini, KFC, McDonald\u2019s, Pep, and three banks.
