Growthpoint Properties has announced the start of a R270 million redevelopment project at Paarl Mall, in the Western Cape’s wealthy winelands region.<\/p>\n\n\n\n

The group said that the project will greatly expand the mall’s gross lettable area to just under 44,500 square metres, and introduce significant internal reconfigurations and design updates throughout the centre.<\/p>\n\n\n\n

It added that the extensive upgrade comes as part of a targeted strategy to elevate the shopper experience in the region, which is experiencing a surge in demand.<\/p>\n\n\n\n

\u201cIt will ensure Paarl Mall remains well positioned to anticipate and respond to the evolving needs of its growing, diverse customer base, well into the future,” it said.<\/p>\n\n\n\n

Currently, the mall operates as a small regional centre with consistently high trading densities, low vacancies and strong tenant demand.<\/p>\n\n\n\n

Because of its performance and future potential, Growthpoint targeted the mall for strategic investment to strengthen its core retail portfolio.<\/p>\n\n\n\n

\u201cWe\u2019re concentrating capital and management focus on centres that lead in their catchment areas, offer sustainable returns through rental growth and can adapt quickly to changing consumer and retailer dynamics,” it said.<\/p>\n\n\n\n

“Paarl Mall fits this profile excellently. It is well established and superbly located at the heart of a thriving community with a strong and growing customer base.”<\/p>\n\n\n\n

The mall opened in 2005 and is expected to complete its redevelopment and expansion in time for its 21st anniversary, later in 2026.<\/p>\n\n\n\n

It is located alongside the N1 highway and is a popular retail destination in the area. <\/p>\n\n\n\n

The mall has consistently maintained vacancies below 1% and delivers above-average trading densities within Growthpoint\u2019s retail portfolio, the group said.<\/p>\n\n\n\n

The mall\u2019s catchment area is experiencing rapid residential growth, with more than 4,300 new housing units planned or under construction, further strengthening the region’s long-term retail fundamentals.<\/p>\n\n\n\n

The R270 million project aims to restructure a portion of the large-format trading space. <\/p>\n\n\n\n

The mall will accommodate a bigger range of retailers, including a sought-after international fashion brand, yet to be named, which will be a first for Paarl. <\/p>\n\n\n\n

Among the lineup of new stores announced are contemporary furniture brand Cielo and a new Wordsworth store for book lovers.<\/p>\n\n\n\n

In addition to new stores, several of the mall’s current retailers will expand their space and launch new concepts and additional ranges. <\/p>\n\n\n\n

These include Truworths, Foschini, @home, Sportscene and Identity. <\/p>\n\n\n\n

The mall will also offer a larger restaurant and fast-food selection and feature a revamped family food court, Growthpoint said.<\/p>\n\n\n\n

Regarding the mall itself, the upgrade will also change its layout, starting with the addition of a new main entrance. <\/p>\n\n\n\n

Internal mall flows will be reconfigured to improve shopper circulation, with a prominent central fashion court. <\/p>\n\n\n\n

Interiors will be refreshed with heritage-inspired finishes, new tiling and lighting, bulkheads, upgraded amenities and modernised bathroom facilities.<\/p>\n\n\n\n

It will also target energy efficiency and mall-wide free Wi-Fi infrastructure, in addition to the hybrid solar\/battery\/generator\/grid electricity system built in 2024.<\/p>\n\n\n\n

Construction for the Paarl Mall redevelopment began in mid-January, with completion scheduled for November 2026, ahead of the peak holiday shopping season. <\/p>\n\n\n\n

The mall will be open for trading throughout the construction period.<\/p>\n\n\n\n
