“The City is proposing a high-density mixed-use development of 6,700 residential units and additional industrial and commercial spaces. 6,700 units are more than half of the current residential units in Pinelands,” he said.<\/p>\n\n\n\n
He argued that expanding the suburb’s housing stock by about 50% would require substantial infrastructure investment. “The scale of public engagement and the breadth of issues at stake make it clear that this is not a routine planning exercise.”<\/p>\n\n\n\n
Similar concerns have been raised by the Pinelands Ratepayers and Residents Association, which warned that the project could worsen traffic congestion and place additional pressure on water, sewage and education infrastructure.<\/p>\n\n\n\n
Despite the opposition, supporters say the redevelopment is necessary if Cape Town is to address its housing shortage and apartheid-era spatial planning.<\/p>\n\n\n\n
In an interview with CapeTalk<\/a>, Young Urbanists managing director Roland Postma said the proposal reflects a broader debate about how the city should grow and who should benefit from publicly owned land.<\/p>\n\n\n\n “We’re encouraging all Capetonians to comment, both young and old. It’s a very important opportunity for people living in Mowbray and for anyone living across the whole of the metro to comment. This affects everyone,” Postma said. <\/p>\n\n\n\n While acknowledging the historical significance of the golf course, Postma argued that retaining large areas of publicly owned land for golf is increasingly difficult to justify given Cape Town’s housing needs.<\/p>\n\n\n\n “We have to, otherwise we’re going in the wrong direction as a city, and we need to start thinking about how we address apartheid spatial planning, as well as developing more opportunities closer to jobs,” he said.<\/p>\n\n\n\n Postma added that he personally plays golf at King David Mowbray and recognised the loss the redevelopment would bring.<\/p>\n\n\n\n “Definitely, we’re losing something quite special in the golfing history, including the soccer club.
