The Park Avenue boutique Estate in Hout Bay has entered South Africa’s property market for private buyers, banking on a sale price of R114 million plus VAT (~R131 million).<\/p>\n\n\n\n

The property features hotel zoning, a rare feature among many new properties in South Africa, and is currently being sold off-market.<\/p>\n\n\n\n

Seeff property specialist, Ingred Killa, said the property is likely to attract attention due to the lack of hotel properties in the area. <\/p>\n\n\n\n

Hout Bay is one of Cape Town’s most popular tourist destinations, but it only has four hotels, which are often fully booked.<\/p>\n\n\n\n

The Park Avenue boutique estate spans 8,527 square metres and is elevated, overlooking the valley, mountains, and landscaped gardens.<\/p>\n\n\n\n

The property’s infrastructure includes a luxury manor with five suites, a reception, a commercial kitchen, and dining areas.<\/p>\n\n\n\n

There are also four luxury two-bedroom villas with private splash pools, and a self-catering treehouse cottage with a wood-fired hot tub.<\/p>\n\n\n\n

The estate features several other amenities, including a spa, central swimming pool, an alfresco dining facility, a glass-fronted conservatory, and staff facilities.<\/p>\n\n\n\n

The property has been renovated to include bespoke interiors, custom-designed furniture, and premium appliances across all available accommodations.<\/p>\n\n\n\n

The grounds surrounding the estate’s multiple buildings feature paved pathways for golf carts, helping with guest transportation.<\/p>\n\n\n\n

There are 26 parking bays to accommodate peak occupancy, and the estate features security technology, including infrared motion-detection cameras.<\/p>\n\n\n\n

Tourism is a major industry for Cape Town, with international arrivals to the area increasing by 11.5% in 2025 to approximately 1.5 million visitors.<\/p>\n\n\n\n

The increase has been driven by more long-haul flights to South Africa from European countries such as Germany and the UK.<\/p>\n\n\n\n

The increase has been reflected in tourist spending, which rose 15.4% in 2025 to R26 billion, and in regional hotels, which had a 71% occupancy rate.<\/p>\n\n\n\n

Killa said the Hout Bay property market has seen tremendous growth in recent years, attracting investment from both local and international groups.<\/p>\n\n\n\n

Recent studies have shown that many high-value South African properties are being bought by foreign citizens.<\/p>\n\n\n\n

Data from Lightstone Properties found that 39% of properties worth over R20 million are bought by foreigners in South Africa, with the majority being bought in Cape Town.<\/p>\n\n\n\n

She said that annual sales volumes have largely stayed the same, with the local market valued at an estimated R2 billion annually.<\/p>\n\n\n\n

Average property values have risen considerably in the Cape Town area, roughly doubling in the last five years.<\/p>\n\n\n\n

High-end prices have also significantly increased, which Killa illustrated with two residential sales in Hout Bay worth R40 million and R65 million each.<\/p>\n\n\n\n

This sharp rise in property value is a good indicator for buyers looking for long-term investments in Cape Town.<\/p>\n\n\n\n
