The Boland towns of Robertson, McGregor and Montagu have seen a massive rise in prices since the start of the decade, driven by the area’s desirable lifestyle, and developers have taken note. <\/p>\n\n\n\n

The Western Cape is a popular location for retirees, but it is increasingly seeing a growing number of young families. <\/p>\n\n\n\n

Annien Borg, regional director of Boland and Overberg at Pam Golding Properties, said that Robertson and the surrounding valleys offer an ideal mixture of nature, mountains and agriculture. <\/p>\n\n\n\n

\u201cRobertson has become the centre for the Bonnievale, Ashton and Robertson valley as well as a destination for residents of Montagu and McGregor, as it offers a wider choice of products and services.”<\/p>\n\n\n\n

“It is renowned for the quality lifestyle on offer, with the slower pace of the platteland and interaction among the community still central.\u201d<\/p>\n\n\n\n

The agency noted that Robertson has an idyllic setting for everyday living, with mountain ranges, vineyards and open countryside surrounding the area. <\/p>\n\n\n\n

On top of the rural living, there are easy-to-reach amenities, including schools, shops and healthcare facilities. <\/p>\n\n\n\n

The nearby McGregor is the base for hikers on various trails for hiking, mountain biking, and horse riding that have been established along the vineyards and wine farms. <\/p>\n\n\n\n

\u201cNew buyers tend to be a balanced mix of 30-50 year olds and the 55-70 year age group. A lower percentage are younger singles,” said Borg. <\/p>\n\n\n\n

Borg also noted that the three Boland towns are becoming increasingly popular as buyers look for good value combined with a very appealing lifestyle. <\/p>\n\n\n\n

\u201cAlthough prices have increased, properties here are still affordable compared to many other Western Cape towns, and developers are moving to cater for the increasing demand,” she said. <\/p>\n\n\n\n

Prices in Robertson range from R1.6 million to R5.5 million for freestanding homes, from R1.5 million to R3 million for sectional title units, and from R2.5 million to R7 million for estate homes. <\/p>\n\n\n\n

Properties in the town are primarily freestanding, with a few smaller developments with attached units. <\/p>\n\n\n\n

\u201cThe lifestyle estates are most popular among retirees, with a mix of generations purchasing at other estates like Silwerstrand and Roodeberg Villas,” noted Borg. <\/p>\n\n\n\n

“In addition, many younger buyers with families are buying older houses closer to the schools in town and renovating them.\u201d<\/p>\n\n\n\n

Data from Lightstone shows that prices for Montagu properties have risen sharply over the last five years. Around 97% of the homes are freehold, with the remainder in estates. <\/p>\n\n\n\n

Stable homeowners are older, with 45% being retirees and 39% between the ages of 50 and 64. <\/p>\n\n\n\n

That said, new buyers are slightly younger, with 36% mature, 27% aged 36 to 49, and 17% young adults aged 18 to 35.<\/p>\n\n\n\n

Prices in Montagu have risen from R1.6 million in 2021 to R2.65 million in 2026, representing a 65.6% increase over the last five years. <\/p>\n\n\n\n

Vacant plot prices have also risen sharply in recent years, doubling between 2021 and 2025, but have since eased slightly. <\/p>\n\n\n\n

In McGregor, Lightstone data show that property prices have increased significantly from just under R1 million in 2019 to R2.9 million this year. A similar trend exists for vacant plots. <\/p>\n\n\n\n

In Robertson, just over 10% of homes are in estates, but Borg believes this trend is set to change as demand for new homes rises.<\/p>\n\n\n\n
