Randridge Mall in Johannesburg is set to be sold, with the Competition Commission approving the transaction between Emira Property and Goat Wholesale.<\/p>\n\n\n\n

The mall is in Randridge Park and features over 80 stores, including Woolworths, Pick n Pay, and Dis-chem.<\/p>\n\n\n\n

It has approximately 22,300 square metres of lettable store space and a high occupancy rate, with only roughly 6% of stores being vacant.<\/p>\n\n\n\n

The high occupancy rate comes despite the retail space’s proximity to larger malls such as Northgate and Cresta.<\/p>\n\n\n\n

The mall also regularly hosts various events, such as a strongman competition at the end of 2025 and a CANSA shavathon.<\/p>\n\n\n\n

The mall’s diverse retail spaces include three bank branches for FNB, Capitec, and Absa, as well as several restaurants.<\/p>\n\n\n\n

For health and beauty, the mall has a dedicated medical centre and optical services, in addition to wellness offerings such as a Sorbet.<\/p>\n\n\n\n

Randridge Mall’s current owner, Emira Property, described the shopping centre as being a community space with several national stores.<\/p>\n\n\n\n

“Randridge Mall offers a spacious and calm environment with over eighty top quality stores, including many national stores like Pick n Pay, Woolworths, Dischem, and national fashion tenants too,” it said.<\/p>\n\n\n\n

“Randridge Mall has been part of the community for over 25 years and remains your all-in-one community centre offering easy and convenient shopping coupled with free and secure parking.”<\/p>\n\n\n\n

Emira Property is a JSE-listed Real Estate Investment Trust (REIT) with a significant number of properties in South Africa and several overseas.<\/p>\n\n\n\n

Its South African portfolio features commercial, office, and residential properties, and notably owns high-profile properties in Pretoria, such as the podium at Menlyn.<\/p>\n\n\n\n

In total, Emira owns 52 properties across South Africa and the United States, with eight of them being retail spaces.<\/p>\n\n\n\n

The other malls owned by Emira include Ben Fleur shopping centre, Tramshed, and Wonderpark shopping centre, among several others.<\/p>\n\n\n\n

Its United States property portfolio has significantly larger malls than those in South Africa, with some exceeding 100,000 square metres.<\/p>\n\n\n\n

The Competition Commission announced on Thursday, 27 August 2026, that it had approved the sale of the Randridge Mall.<\/p>\n\n\n\n

Emira is looking to sell the retail property to Goat Wholesale, a company which is in turn controlled by a trust.<\/p>\n\n\n\n

While the commission does not explicitly state the name of the trust, it acknowledged that it is involved in South Africa’s property industry.<\/p>\n\n\n\n

“The primary acquiring firm, Goat, is ultimately controlled by a trust,” it said. “The Acquiring Group is active in the property sector in South Africa.”<\/p>\n\n\n\n

“Relevant to this merger assessment is that the Acquiring Group owns one community centre within 15km of the Target Property.”<\/p>\n\n\n\n

The commission ultimately decided that the acquisition could proceed, with provisions to address public-interest concerns.<\/p>\n\n\n\n

“The Commission is of the view that the proposed transaction is unlikely to substantially lessen or prevent competition in any market,” it said.<\/p>\n\n\n\n

“To address public interest concerns, the merger parties undertook to procure certain services from historically disadvantaged persons.”<\/p>\n\n\n\n

The Competition Commission analyses potential mergers and acquisitions to ensure that markets remain fair for all players.<\/p>\n\n\n\n

In some instances, if a company bought out others in a specific area, it could lead to a monopoly and drive away smaller businesses.<\/p>\n\n\n\n

With malls and shopping centres, one company owning several retail centres would give it control over prices, without a competitive market to bring them down.<\/p>\n\n\n\n

In this instance, the commission ruled that Goat Wholesale’s purchase of the Randridge mall would not hurt the competitive market for retail space in the area.<\/p>\n\n\n\n
