The Cape Winelands\u2019 so-called \u201cGolden Triangle\u201d of Stellenbosch, Paarl and Franschhoek is increasingly attracting wealthy buyers and retirees\u2014especially from Europe.\u00a0<\/p>\n\n\n\n

These foreigners are looking for luxury property, security, and a lifestyle built around wine estates, golf courses, and outdoor living.<\/p>\n\n\n\n

The three Boland towns have emerged as notable destinations for residents and investors, with demand supported by their proximity to Cape Town, private healthcare, schools, and established lifestyle estates.<\/p>\n\n\n\n

The Africa Wealth Report 2026, published by New World Wealth, identified the Cape Winelands as one of Africa\u2019s fastest-growing dollar-millionaire hotspots.<\/p>\n\n\n\n

It noted that the region recorded wealth growth of 55% over the past decade and expects strong millionaire growth in the years ahead.<\/p>\n\n\n\n

\u201cIn particular, we expect strong millionaire growth in \u2018lifestyle destinations\u2019 such as Cape Town, Marrakech, the Whale Coast, the Garden Route, Tangier, the Cape Winelands, Nairobi, Windhoek and Swakopmund,\u201d the report said.<\/p>\n\n\n\n

The report also described the Cape Winelands, which includes Paarl, Franschhoek and Stellenbosch, as the second-largest billionaire hub in Africa after Cairo.<\/p>\n\n\n\n

It added that the area is becoming increasingly popular among wealthy retirees, with developments including Val de Vie, De Zalze, Winelands Estate, and Domaine des Anges.<\/p>\n\n\n\n

Property data supplied in the report shows that retirement estates in the Drakenstein municipality, which includes Paarl and Franschhoek, have an average property value of about R4.9 million, while Stellenbosch has an average of R4.55 million.<\/p>\n\n\n\n

Annien Borg, who heads Pam Golding Properties in the Boland and Overberg regions, said demand remains strong for established lifestyle estates across the three towns.<\/p>\n\n\n\n

\u201cThese three towns offer a lifestyle in spectacular surroundings that is hard to beat. Buyers are increasingly prepared to pay a premium for the lifestyle offered by established estates in these areas,\u201d she said.\u00a0<\/p>\n\n\n\n

Borg said the market includes young professionals, families with children, returning expatriates and foreign buyers, particularly from the United States.<\/p>\n\n\n\n

Average prices to live in the Golden Triangle<\/h2>\n\n\n\n

Western Cape residents relocating to the area, including people downsizing for retirement, make up the majority of purchasers.<\/p>\n\n\n\n

The strongest demand is currently in the R4 million to R8 million price range, but prices vary significantly between developments and towns.<\/p>\n\n\n\n

Paarl offers properties across a wider range of prices, with homes in established estates such as Boschenmeer starting at about R3.75 million.<\/p>\n\n\n\n

At Val de Vie, three-bedroom homes start at just below R7 million, while polo-pad apartments start at about R4.5 million.<\/p>\n\n\n\n

Franschhoek has become more expensive, with properties between R4 million and R8 million increasingly difficult to find. Borg said modern two-bedroom apartments are among the more accessible options.<\/p>\n\n\n\n

\u201cIn sought-after Franschhoek, properties in the R4 million to R8 million price bracket are hard to come by,\u201d she said.<\/p>\n\n\n\n

Stellenbosch is also seeing new development, including Newinbosch, which has received a six-star Green Star Sustainable Precincts rating. Prices there range from about R3.75 million to R6.5 million.<\/p>\n\n\n\n

For foreign retirees, the appeal is strengthened by the exchange rate, which can make South African luxury property comparatively affordable in rand terms.<\/p>\n\n\n\n

The region also offers gated estates with private security, recreational facilities, restaurants, schools and access to private healthcare.<\/p>\n\n\n\n

Borg said the continued demand is encouraging developers to bring more projects to market.<\/p>\n\n\n\n

\u201cThese Boland towns have experienced remarkable growth in the past few years, and there are more new developments planned,\u201d she said.<\/p>\n\n\n\n
