the REIT said.

“That focus gives Spear a practical advantage: our teams understand the local market, tenant base, development pipeline and supply constraints in detail.”

The group also noted that the Western Cape is an ideal location for investment due to its stability and strong local economy.

“Western Cape also offers a supportive operating backdrop through reliable infrastructure, a resilient economy and continued private investment in the provincial economy,” Spear said.

“These conditions, combined with disciplined strategy execution, provide the foundation for long-term stakeholder returns.”

The regional focus also allows Spear’s management team to be closely involved with the business and have a better understanding of its portfolio.

“Spear’s regional focus enables management to maintain excellent proximity to the asset base and remain directly involved in the oversight and execution of the leasing strategy, tenant engagement, maintenance and capital projects across the portfolio,” the REIT said.

“Spear shareholders can judge the business against a clear mandate: invest in a market we know, manage properties actively within our region, and generate compounding value over time.”

The group also noted that this approach allows them to respond quickly to challenges and opportunities, giving them an edge in the Western Cape property market.

Strong financial results

Spear’s Western Cape-only approach to its portfolio translated into growth in both revenue and profits for the six months ended 31 August.

The group reported approximately R509 million in total revenue, a 28.6% increase from its 2025 interim period.

The REIT’s profit for the six months also increased from R260 million in 2025 to R456 million, a roughly 75.6% rise.

The increased revenue and profits translated into higher investor returns, with earnings per share reaching 96.30 cents and diluted earnings per share reaching 94.69 cents.

Spear said the higher revenue for the period was attributable to its acquisition of three new properties at the end of its last full financial year.

“The increase directly relates to the acquisition of three assets in Q4 FY2026,” the REIT said. “Net property operating profit increased by 27.8% from the prior corresponding period.”

These three acquisitions took the property group’s portfolio to 44 assets, with an average value of approximately R198 million.

The average property value for the group has increased by 17% since the 2026 financial year, from roughly R169 million per property.

At the end of its interim period, Spear had over 674,000 square metres of gross lettable area, valued at R8.81 billion.

The group said that a high occupancy rate, above national averages, across its properties has been a key factor in strong revenue.

“One of the hallmarks of Spear’s portfolio has been the maintenance of a high occupancy rate with vacancies well below the national averages,”
