{"id":881194,"date":"2026-10-23T11:34:09","date_gmt":"2026-10-23T09:34:09","guid":{"rendered":"https:\/\/businesstech.co.za\/news\/?p=881194"},"modified":"2026-10-23T11:34:42","modified_gmt":"2026-10-23T09:34:42","slug":"6-major-shopping-malls-in-south-africa-sold-as-part-of-r2-billion-deal","status":"publish","type":"post","link":"https:\/\/businesstech.co.za\/news\/property\/881194\/6-major-shopping-malls-in-south-africa-sold-as-part-of-r2-billion-deal\/","title":{"rendered":"6 major shopping malls in South Africa sold as part of R2 billion deal"},"content":{"rendered":"\n<p>The Competition Commission has recommended that the Competition Tribunal approve the acquisition of rental enterprises, including six shopping malls.<\/p>\n\n\n\n<p>The transaction will see property group Luxanio acquire the assets from Eptacor and Mergence.<\/p>\n\n\n\n<p>Luxanio is wholly controlled by Mergence, which is in turn controlled by Dipula. It has an extensive portfolio of rental enterprises across the country.<\/p>\n\n\n\n<p>It is now expanding the portfolio, targeting properties spread across four provinces and forming part of an <a href=\"https:\/\/businesstech.co.za\/news\/property\/871716\/9-major-shopping-malls-in-south-africa-sold-for-r2-billion\/\"><strong>R2 billion acquisition announced by Dipula in August.<\/strong><\/a><\/p>\n\n\n\n<p>The deal will add 90,000 square metres of retail space to the JSE-listed property group&#8217;s portfolio.<\/p>\n\n\n\n<p>The primary target firms comprise two rental enterprises from Eptacor and six immovable rental enterprises from the Moolman Group. <\/p>\n\n\n\n<p>The Eptacor properties are Kaalfontein Corner and Makro Bloemfontein\u2014both fully controlled by Eptacor.<\/p>\n\n\n\n<p>The Moolman Target Properties are:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Lephalale Mall<\/li>\n\n\n\n<li>Sasolburg Mall<\/li>\n\n\n\n<li>City Centre Polokwane<\/li>\n\n\n\n<li>Game Centre Vryburg<\/li>\n\n\n\n<li>Great North Plaza<\/li>\n\n\n\n<li>Rand Steam Shopping Centre<\/li>\n<\/ul>\n\n\n\n<p>The commission said it is of the view that the proposed transaction is unlikely to substantially lessen or prevent competition in any market. <\/p>\n\n\n\n<p>The proposed transaction also does not raise significant public interest concerns, it said.<\/p>\n\n\n\n<p>The biggest property in this deal is a 50% stake in Lephalale Mall in Limpopo, which accounts for around a quarter of the total transaction value.<\/p>\n\n\n\n<p>Dipula is using two strategies to fund the major purchase, including utilising investors and bank loans.<\/p>\n\n\n\n<p>The company has sold new shares to private investors, which helped it raise R1.1 billion in cash. The remaining balance will be covered by Dipula\u2019s current debt facilities.\u00a0<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Images of some of the shopping centres
