New data has revealed which streets in South Africa are the most valuable in each province based on historic and comparative data.<\/p>\n

Data provided by Lightstone Property<\/a> shows that while Clifton Road in Cape Town has had the highest-value sale in the country since 2014\u00a0– historical data reveals a more comprehensive story.<\/p>\n

Using a valuation model based on repeat sales and comparable sales, Lightstone has determined that Nettleton Road in Clifton is the country’s most historically valuable street, with an average homes sale value of R27.1 million.<\/p>\n

The Repeat Sales model takes inflation indices and applies them\u00a0to a\u00a0property\u2019s previous sale price to bring the historic purchase price to current value.<\/p>\n

The Comparable Sales model attempts to explain a property\u2019s current value by using the recent sale prices of \u2018comparable\u2019 properties surrounding the property in question.<\/p>\n

Additionally, Lightstone said it makes use of third party physical valuation data where reliable and applies an index on the physical valuation to get it to current value.<\/p>\n

All valuations are scored and combined to produce the best estimate of the property\u2019s current value.<\/p>\n

Using this model, Lighstone’s data showed that the most valuable addresses are found in the Western Cape, with Joburg’s top streets also making a fairly strong showing.<\/p>\n

Provincially, street averages drop significantly moving out of the country’s biggest city hubs in Joburg, Cape Town and Durban, though still reach the multiple millions in the most valuable areas.<\/p>\n

While the most valuable roads are fairly spread out in Cape Town, in Joburg the top roads are all found in Sandhurst.<\/p>\n
