Record-breaking R60 million manor sold in Cape Town
The sale of the historic Stillness Manor in Zwaanswyk, Cape Town, has broken a record for the area, going for R59.8 million.
The transaction was concluded by Lew Geffen Sotheby’s International Realty, and sold for far above the R17 million average price in the suburb over the past 12 months.
The sale of Stillness Manor is worth nearly three-and-a-half times the annual average.
The manor is a classic 14-bedroom Cape Dutch estate, which sits on a four-acre plot. It was originally part of one of the first farms in the Western Cape, dating back to 1688.
It features 10 North-East facing dwellings with a floor size totalling approximately 1,650 square metres, with amenities similar to those of a luxury boutique hotel.
In fact, the property has operated as hotel venue and spa, with an indoor pool, two outdoor pools, a tennis court, a formal dining room seating 20, a wine cellar, and parking for 22 vehicles.
The manor house itself features a classic Cape Dutch gable and has views of the False Bay coastline and Steenberg Golf Estate below.
It was purchased by an international buyer.
According to Lew Geffen Sotheby’s International, the sale shows that there is still high demand for secure luxury property in the Cape, and resets the benchmark for pricing in Zwaanswyk in particular.
The group noted that properties in the suburb have always been in high demand, exacerbated by the fact that owners and residents in the suburb are usually there for the long haul.
“Combine the dearth of available overall stock with the fact that more than 40% of current owners have been resident for more than 11 years, according to Lightstone, and it makes for a highly competitive market,” it said.
Data from proprty analytics group Lightstone showed that the average household income in the area exceeds R200,000 per month.
“Buyers at this level are not just purchasing a house; they are acquiring a legacy estate with a profound sense of place and history,” the realtors said.
