3 new lifestyle estates coming to South Africa’s billionaire hotspot

South Africa has three lifestyle estates that are set to launch in the Cape Winelands, which is home to many of South Africa’s richest people.

According to Lightstone’s latest annual sentiment survey among Estate Agents, South African home buyers see lifestyle and amenities were most important at 33% in 2024. This was up from 23% from 2023.

This was more important than security (19%) and working from home (19%).

South African hotspots for lifestyle amenities include the Cape Winelands, which is home to one of South Africa’s most affluent estates in Val De Vie.

The surrounding area is home to some of South Africa’s richest people, including Johann Rupert, Capitec founder Michiel Le Roux and PSG Founder Jannie Mouton.

Pam Golding Properties said that retirement lifestyle estates are becoming an ever-present, and are designed for residents who enjoy an active lifestyle but want to scale down and would like an onsite care centre for when they need it.

Two estates, the Beaumont Lifestyle Estate in Paarl and Altona Gardens in Worcester, are currently in the works.

The types of units in these developments range from full title two and three-bedroom homes with double garages to assisted living sectional title units and dementia care units.

“The needs of buyers in retirement complexes vary enormously – as they do for buyers in most age groups,” said Surina du Toit, area manager for Paarl, Franschhoek, Wellington, Worcester and Elgin at Pam Golding Properties.

“What you are looking for will always depend on your budget as well as your personal preferences. What buyers in retirement complexes generally have in common is the need for security and facilities like gyms or walking and cycling paths as well as suitable medical care.”

On top of retirement properties, two lifestyle estates are offering properties at comparatively lowered costs. This includes the Redwood Estate coming to Stellenbosch.

A detailed breakdown of the estates is as follows:


Beaumont Lifestyle Estate in Paarl

Pam Golding said that the estate will offer comprehensive healthcare services, such as 24-hour monitoring and emergency support for ongoing assistance.

There will also be weekly clinic services provided by registered professionals are also available, as well as wound care, medication management, physiotherapy and recuperative care.

Prices at Beaumont Lifestyle Estate range from R3.595 million for two-bedroom homes to R4.395 million for three-bedroom homes – all with double garages.

The estate’s website said that phase one of construction is completed, while the care centre’s alterations have started and the construction of the first houses will start in November 2024.


Altona Gardens in Worcester 

Part of the Altona Multi-Generational Estate, Altona Gardens will comprise 300 individually designed one-, two- and three-bedroom homes and apartments and 44 specialised care suites.

Facilities at the estate will include a lifestyle centre with a bistro, a bar, a library, a fitness centre, a therapy pool, and a creative arts and crafts studio.

The estate will also have a regular shuttle service to provide easy access to the nearby 18-hole golf course, Golden Valley Casino and Hotel and the Mountain Mill Shopping Centre as well as a wide array of shops and restaurants.

Prices range from R2.295 million for a one-bedroom cottage to R3.285 million for a two-bedroom cottage. Frail care unit prices start from R1.85 million.

The first phase homes and luxury suites will be delivered in the first quarter of 2025.


Redwood Estate

Redwood Estate is a new lifestyle estate in Stellenbosch, with properties set to offer property buyers the opportunity to capitalise on sustainable living features.

The estate plans offer luxury homes that integrate modern living with eco-friendly practices, with homes built with environmentally friendly materials and advanced technology.

Properties start from R1,449,000, including VAT, for one-bedroom apartments.

Harcourts said that phase 1 Oakwood apartments and Redwood townhouses should be completed by the end of 2026 and should be ready by the beginning of the year before the University of Stellenbosch students arrive.
