Major development coming for R30 billion ‘city’ in South Africa

Century City will soon see the addition of Canal Plaza office development, which looks to capture the growing office demand in the key business node.

Century City lies in the northern suburbs of Cape Town and is home to the city’s largest mall, Canal Walk. Since its sod-turning in 1997, the development has recorded a development value of over R3 billion.

The precinct already attracts over 21 million visitors annually, with amenities including schools and a retirement resort.

The development will now feature a new office building, with Abland Property Developers having broken ground on the premium-grade Canal Plaza.

The development is being managed in partnership with Gutsche Investment (GIMCO), the Moolman Group, and Blue Dawn Capital, and responds to the demand for high-quality workspace in well-connected business hubs.

The development is already attracting interest from blue-chip tenants, with a GLA of 10,333 sqm across four floors.

It is designed to meet the needs of companies seeking modern offices in a location that supports both business and employee well-being.

The development is set for occupation in May 2027 and is one of the last developments to overlook the serene Intaka Island Nature Reserve.

“Century City’s modern infrastructure, green spaces and mixed-use appeal offer strong value for corporates,” said Grant Silverman, Director at Abland Property Developers.

“As more businesses return to the office or adopt hybrid models, they are looking for environments that support productivity, talent retention and workplace culture, and Canal Plaza responds to this business need.”

Growing demand

With the development located just off the N1, Abland said Canal Plaza is well positioned to capitalise on a growing trend.

The latest market data shows that P-grade offices in key nodes such as Century City are seeing strong demand and healthy take-up of new developments.

The P-grade, 4-Star Green Rated development will have backup power and water, high-speed fibre, and access to public transport via the nearby MyCiTi bus stop.

The developers also said that Canal Plaza will offer competitive rentals, with tenants given fit-out allowances on top of white-box specifications that include lay-in ceilings, zoned air-conditioning, lighting, and smoke detection.

“With limited land and a constrained supply of prime office space, Canal Plaza is well-positioned to appeal to tenants seeking green-rated offices in an exceptionally strong business node,” Vivienne Gutsche of GIMCO said.

The new development takes place at 1 Heron Place, which overlooks the Intaka Island Nature Reserve. It is also within walking distance of Canal Walk Shopping Centre, offering both tranquillity and convenience.
