Forecourts, factories, and Fourways land lead Broll’s penultimate auction of 2026
Broll Auctions and Sales’ October sale offers everything from an N2 filling station in Mpumalanga, to a Cape Winelands engineering headquarters, to a Fourways development site.
It is Broll’s penultimate auction for the year, after the success of its September auction, which was marked by high attendance and a good number of concluded deals.
Highway and forecourt opportunities
Along the N2 between Piet Retief and Ermelo, motorists and local farmers have around 50km between filling stations.
A former BP filling station on this stretch of the N2 comes up for auction. It is currently closed, but the BP supply agreement is still in place, and a buyer can rebrand or trade as a white site.
The 4,772-square-metre erf is zoned Industrial 1 with approved filling-station rights, and both the site and retail licences transfer to the buyer.
There is 787 square metres of GLA, including a 466-square-metre convenience store with built-in fridges and the infrastructure to reopen.
A liquor store leases 148 square metres, so there is already rental income, and a further 173 square metres is available to let.

In East London, two adjoining properties on Amalinda Main Road are up for auction as separate lots, so one buyer can put together a full corner retail holding.
The Amalinda Engen fuel station sits on a busy corner with direct access from the main road, and comprises 600 square metres of improvements on a 1,701-square-metre freehold erf.
A hybrid solar system with seven batteries keeps the site running during power failures and cuts electricity costs during normal trading.

Next door, the Plumblink Centre has 1,300 square metres of retail space on a 1,647-square-metre erf, with a 25 kVA hybrid and 39 kVA grid-tied solar installation originally built to support a community grocery store.
Together, the two lots total roughly 1,900 square metres of buildings on more than 3,300 square metres of land.

Income-producing investments
In Wynberg, Sandton, a high-exposure commercial investment at 3 5th Street sits on the corner of 5th Street and Arkwright Avenue, facing traffic heading towards the M1 and Sandton.
The property has 2 637 square metres of retail, light-industrial, and storage space on a 3,887 square metre freehold erf zoned Industrial 3.
An anchor tenant has been there for more than 14 years, backed by a mix of other tenants, antenna income and a 35 kWp solar installation.
The investment pack shows gross annual rental of R2.14 million, recoveries of around R1 million and net annual income of R2 million.

In the Durban CBD, a multi-storey mixed-use building on Beatrice Street houses 123 mini-industrial units and four ground-floor shops, affordable space for small manufacturers, traders and artisans.
The 5,552-square-metre building stands on a 668-square-metre erf and generates a gross annual income of R4.85 million at 60% occupancy.
A vacant warehouse and penthouse give a new owner room to lift income further.

Owner-occupier industrial in the Cape Winelands
Industrial property in the Western Cape rarely changes hands, and in Wellington’s established industrial node, most premises are owner-occupied.
A former engineering firm headquarters in Wellington Industrial Park is now up for auction, with vacant possession on transfer.
The 3,000-square-metre erf has three buildings with a total GLA of around 3,150 square metres, split roughly 60/40 between factory and office space.
The high-volume factory has good natural light, an internal height of more than 8m, a mezzanine, and a dedicated spray booth.
Next to it is a three-storey main office block with reception, boardrooms and executive suites, and a second three-storey block that suits expansion or tenants.
The site has easy access to the R44 and N1 and is within an hour of the Cape Town CBD.

Community and institutional use
In Lenasia South, Johannesburg, an established place of worship with a residential dwelling suits a congregation, school or community organisation.
The 4,088-square-metre erf is zoned Educational and has a 190-square-metre worship hall and a 280-square-metre dwelling, with generous parking, open yard space, controlled vehicular access, and prominent frontage onto Sheffield Road.
Educational zoning allows for places of worship, educational institutions, and other permitted institutional uses, subject to municipal approvals.

Development land in Johannesburg
In Fourways, a 7,382-square-metre development landholding at 18-22 Sparrow Drive offers high visibility and frontage along Winnie Mandela Drive, one of the node’s busiest routes.
The site is made up of four parcels, three of which (6,000 square metres) are zoned Residential 3 with an approved Surveyor-General consolidation diagram in place.
Existing rights allow three storeys at a floor area ratio of 0.8, for a baseline bulk of 5,906 square metres.
The signalised intersection at Leslie Avenue and Sparrow Drive already has turning infrastructure.
The seller has applied to rezone the full site to Special for hotel or multi-family residential use, which would allow five storeys, a floor area ratio of 1.2, bulk of 8,858 square metres and an indicative yield of around 118 rooms or suites.
These proposed rights are still subject to the municipal planning process and final approval.
“Fourways continues to densify, and a site of this size with this level of exposure gives residential, hospitality and mixed-use developers a strong starting position,” said Broll CEO, Norman Raad.

Tender opportunities in Secunda
In central Secunda, the Grand Palace office building on Heunis Street is offered for sale by tender.
It has 7,299 square metres of GLA across three floors on a 9,180 square metre freehold erf and is almost 80% let with high-profile tenants, plus telecommunications operators on the roof.
Vacant space gives a buyer room to lift occupancy, and there are 129 allocated basement and ground-floor parking bays.
The building has easy access to Oliver Tambo Drive, the R101 and the N17, and is close to Secunda Mall.

Also in Secunda, a portfolio of 29 freehold industrial units at the corner of Manie Maritz and Schalk Burger Streets is up for tender, which also closes on 23 October 2026.
The units stand on 34,000 square metres of land with total GLA of 23,50 square metres, and include warehousing, workshops and offices which are 80% let, with 8,727 square metres of yard and parking.
The mix of tenants and unit sizes suits logistics, warehousing and contractor users, and the vacant space gives a new owner scope to add rental income.
Demand in the town is underpinned by the Sasol Synfuels complex and surrounding mining and industrial operations. Information packs for both tenders, which close on 23 October, are available on request.
