A look at the R50 million villa in South Africa’s middle-class hotspot

A massive house in Poortview, Johannesburg, is on the market for R50 million, with the area increasingly becoming a hotspot for middle-class buyers.
According to RE/Max, the property is a luxurious villa nestled against the West Rand mountains with spectacular views.
Re/Max added that the property is a true masterpiece, offering “luxurious living spaces, unmatched views, and an entertainer’s dream setting.”
On top of its amenities and views of Gauteng, the villa comprises the main house, pool house, guest house and a dedicated office building.
The main house features a central vacuum system and Control 4 Home for audio-visual components.
There are also integrated ceiling speakers throughout key rooms, including the Jacuzzi area, kitchen, and bedrooms.
The property also features automated lighting and a distributed WiFi network. Security features include an alarm system, cameras, a guard house and fire alarms.
The ground floor of the property has a grand entrance with a staircase and chandelier, as well as an open-plan lounge and dining areas with access to the balcony and built-in braai.
The floor also has a home theatre system wine cellar, Jacuzzi room, and fully-equipped kitchen with a pizza oven and chef’s scullery.
There are also two guest bedrooms with en-suite bathrooms and space for six vehicles in three double garages on the lowest level.
The first floor, which is accessible by elevator, has the main bedroom with a walk-in closet, en-suite bathroom, and a private balcony.
The level also features two additional bedrooms, each with en-suite bathrooms, balconies, and a private sauna.
The property’s pool house also comes with a home theatre system with a 180-inch projector screen and Dolby Digital surround sound.
The pool house also has automated blinds, a built-in bar, braai, and stacking doors, which open onto the boma area and pool.
The property’s guest house also has an open-plan living area with a kitchen and stacking doors to the pool area. It also features two bedrooms, one with en-suite, and an additional guest bathroom.
There are also three dedicated staff quarters designed for comfort and privacy, while the office building has a reception, two private offices, a conference room, a built-in bar and a kitchen.
When looking at the outdoor features, the property has a Sun City-inspired waterfall swimming pool, Jacuzzi, and landscaped gardens.
There is also a borehole, 1000kva generator, dog kennels, and a vegetable garden, with the former two becoming essential amidst Johannesburg’s regular service delivery failures.
Poortview can be found in Roodepoort, which was formerly an independent municipality but became part of the City of Johannesburg in the late 1990s alongside Randburg and Sandton.
The property is close to Johannesburg’s famous Walter Sisulu National Botanical, which is one of the city’s most revered locations.
Although the luxury villa is only affordable for affluent buyers, Roodepoort ranks as one of the five suburbs for middle-class homebuyers in South Africa.
Data from Lightstone showed that Heidelberg, Midrand, Randfontein, and Roodepoort are among the top five suburbs for middle-class homebuyers.
Seeff Property Group said that Johannesburg continues to offer some of the most affordable housing options in the country, whether for purchase or rental.
The city continues to see a high influx of people in search of economic opportunities, with many still finding value in the property market.
Overall, nearly 77% of property transactions recorded in 2024 were below R1.5 million. Close to 50% of these transactions were valued under R700,000, while 4.82% of properties sold for R3 million or more.
The average property price for first-time buyers is also between R700,000 and R800,000, making homeownership in Johannesburg attainable for many in the middle class.
