Goodbye Gauteng – new semigration hotspot emerges in South Africa
The KwaZulu-Natal South Coast is quickly becoming one of South Africa’s strongest new semigration hotspots, drawing buyers from inland provinces including Gauteng.
The KwaZulu-Natal South Coast is gaining recognition for offering an affordable coastal lifestyle and easy accessibility, attracting families, retirees, and investors from across the country.
Some of the region’s notable drawcards are its Blue Flag beaches, a warm sub-tropical climate, popular golf courses, and a relaxed, community-focused way of life.
However, what is accelerating interest now is the revival of Margate Airport.
With direct daily flights to OR Tambo International Airport, the airport is making it far easier for Gauteng buyers to own coastal property without feeling disconnected from Johannesburg.
According to Pam Golding Properties area principal Mohammed Valodia, this has become a significant advantage for buyers who work inland but want a coastal home or easy weekend access to the South Coast.
Valodia said the lower South Coast is experiencing consistent activity. Around half of purchasers are looking for primary homes or retirement properties, while the rest want holiday apartments or second homes with rental potential.
Pam Golding highlighted that more families are relocating permanently, drawn by good schools, a slower pace of life, remote-work flexibility, and Durban’s proximity.
Retirees often use their new homes part-time initially before shifting into full-time coastal living.
Secure sectional title units remain the most in-demand homes, especially those priced between R900,000 and R1.5 million.
These suit both holiday buyers and permanent residents who want low-maintenance, lock-up-and-go living.
Three-to-four-bedroom family homes, generally priced between R1.2 million and R2.5 million, also attract steady interest.
Vacant land in areas such as Hibberdene and Umtentweni is becoming more popular as people choose to design and build their own homes.
As expected, beachfront properties are seeing higher prices. Freehold beachfront homes usually start at around R2.5 million, while beachfront sectional title units start from about R1.2 million.
Major new developments
Buyers who choose properties one street back from the shore often find much better value, with freehold homes starting at around R1.6 million and sectional title apartments from roughly R850,000.
This gap in pricing is attracting many value-conscious buyers who still want easy beach access.
Confidence in the region received a further boost with the announcement that Port Shepstone will become South Africa’s first small town to receive a new harbour.
Valodia said this is likely to create jobs, improve infrastructure, and drive new economic opportunities across tourism and industry.
Beachfront homes in the area typically sell for between R3.5 million and R6 million, while beachfront sectional title apartments fall between R1.2 million and R3 million.
A recent notable sale, a six-bedroom home located two roads from the beach with an adjoining vacant stand, sold for R4.9 million.
Further north, Pennington is also seeing rising demand, especially from Gauteng and inland KZN buyers.
With its clean beaches, forests, and access to golf courses, it appeals to permanent residents, holidaymakers, and retirees alike.
Pam Golding area principal Stef Nel noted that buyer activity is split roughly into 40% primary residence, 30% holiday homes, and 30% retirement buyers.
Younger families are increasingly moving in, helped by nearby schools and remote-work flexibility, and many are looking for eco-friendly homes and smart technology.
Pennington offers strong value across different property types. Vacant stands in Kelso and Penn Valley start from R230 000, while sectional title units set back from the beach range from R800 000 to R1.2 million.
Older homes priced between R1.3 million and R1.6 million are attracting interest from buyers who want renovation opportunities.
Popular primary and retirement options sit between R1.2 million and R1.6 million, while freehold homes can reach up to R2.5 million.
Prime beachfront homes and apartments sell from R3.5 million up to R7.7 million, while homes within walking distance of the beach range from R1.6 million to R2.9 million.
Closer to Durban, Amanzimtoti continues to attract mostly local buyers, who make up about 80% of recent activity.
The area is dominated by sectional title units and offers some of the most affordable coastal options on the South Coast.
Holiday buyers account for around 15% of sales, while retirement purchases make up about 5%. Activity is picking up in the R750,000 to R1.8 million range.
With growing interest across multiple towns and price ranges, the region is emerging as one of South Africa’s new semigration and coastal investment destinations.
