A look at the R26 million house with a one-of-a-kind dojo

A 3-bedroom house with its own dojo found within the Leopard Rock Mountain Estate is on the market for R25.995 million.

According to Pam Golding, the property prioritises and epitomises wellness in terms of mindfulness, tranquillity and surrounding natural beauty.

Leopard Rock is nestled in the Onrus mountains and overlooks Onrus and Vermont in the Western Cape.

The gated estate comprises only 30 large and private houses and is easily accessible to Cape Town.

“The serene setting of the dojo with soft light filtering through and spectacular views could be used as a yoga studio or recreational room,” said Annien Borg, Pam Golding Properties area manager in the Boland and Overberg region.

Dr Andrew Golding, CEO of Pam Golding Properties, added that the trend towards connecting with the natural environment continues to gain traction, with mental and physical health benefits.

“South Africa is particularly well suited to this movement given our great climate and outdoor lifestyle, as well as the exceptional natural beauty of our surroundings – both coastal and inland, combined with expansive green open spaces,” said Golding.

Completed in 2020, the contemporary three-bedroom, three-bathroom home was designed by Gass Architecture Studio and exudes the calm and harmony aesthetic of Japenese-inspired elegance.

A hallmark feature is the authentic Kyudojo studio, inspired by ancient traditional tea houses and similar cultural buildings in Japan.

Pam Golding said that it is the only example of this in kind in Africa, and even saw a prominent figure from Japan fly over to bless it as part of an authentic Japanese ritual.

The dojo was designed using the basic principles of Japanese architecture, creating a visual floating effect that melds into the natural fynbos landscape and creates a calm, harmonious, and almost spiritual experience.

“The current owner, who is the Secretary of the All South African Kyudo Federation, has gone to meticulous lengths to create a Zen-like retreat with special features, such as the rooftop terrace with a KolKol hot tub.”

“Created to optimise the views and embrace nature, it is perfect for hosting friends and family while gazing over the spectacular panorama.”

The minimalist and contemporary residency is set on a 1,667 sqm erf.

The property is set over two levels, and a broad driveway bordered by indigenous vegetation and a Zen garden invites visitors to the entrance of the home.

Next to the entrance, the third bedroom has turned into a home theatre.

A guest suite with its own separate entrance is on the ground floor.

At the heart of the residence is an open-plan kitchen finished with Gaggenau appliances and Hansgrohe fittings.

“Other features include expansive views of Walker Bay and the ocean from the main living areas, and Oggie Oak French floors which infuse the interior with warmth and character, extending to the covered patio,” said Pam Golding.

“A saltwater swimming pool completes the experience, offering a rejuvenating retreat against the backdrop of mountainous terrain.”

“Geared for sustainable living, the home has 14 solar panels and a Tesla smart system that can be controlled via a phone app from anywhere in the world, enabling you to manage the electricity supply.”
