Ntuzuma Junction is set to bring formal retail to a large township in eThekwini, KwaZulu-Natal, in March 2027.

The project is being developed by JSE-listed Exemplar Retail and AJ Property Holdings.

The centre will be anchored by Boxer and Shoprite, and will have a gross lettable area of approximately 19,000 sqm.

Additional tenants include Clicks, Foschini, KFC, McDonald’s, Pep and three banks. The development is set to cost R390 million.

AJ Property Holdings said that the mall is strategically located in a densely populated, predominantly low-income residential area, with strong demand for convenience retail.

The area had an estimated 2020 per capita annual income of R33,100 and supports a population of over 100,000 residents across 20,000 households, with a buying power of around R1.5 billion.

AJ Property Holdings added that the mall is situated along key local feeder routes in Ntuzuma and benefits from high visibility and accessibility, with around 1,000 vehicles per hour passing by.

“Ntuzuma Junction is a strategically planned convenience shopping centre designed to serve the high-density residential communities of Ntuzuma and surrounding areas,” said AJ Property Holdings.

“The development will deliver a strong, value-driven tenant mix anchored by national grocery retailers and supported by essential services, affordable fashion, healthcare, cellular and technology stores, and everyday convenience retail.”

It added that the mall will meet the community retail demand, while also maximising turnover potential and sustainable trading performance.
