South Africans flock to live in this one luxury estate — spending over R600 million in two days

South Africans are showing strong interest in a new estate that launched last month, which recorded more than R600 million in property sales within just two days.

Property experts noted that the surge in demand at Beachwood Coastal Estate in Durban North highlighted the renewed confidence in the property market.

The purchases took place during the launch of the estate, where Pam Golding Properties recorded R634 million in sales, setting a new benchmark for land values in KwaZulu-Natal. 

Prices reached over R10,000 per square metre, which has helped reposition the province’s coastline as a serious competitor to the Western Cape for luxury coastal investment.

Buyers included primarily KwaZulu-Natal residents and South Africans from other parts of the country, alongside investors from Dubai and Tokyo.

Villas sold for as much as R25 million, apartments for around R15 million, and vacant stands for up to R20 million, with plots as large as 1,700 square metres.

The strong demand reflects broader momentum in the national residential market, which has been supported by a series of interest rate cuts, improved inflation stability, and expectations of further decreases in fuel prices.

Dr Andrew Golding, Chief Executive of the Pam Golding Property Group, said that market confidence has also been boosted by South Africa’s recent exit from the Financial Action Task Force’s grey list.

He noted that national house price growth is on an upward trend, reaching an annual increase of 4% in September 2025.

The Western Cape continues to lead the luxury segment with growth of 7.9%, but high-end properties in other regions are also gaining traction.

Golding said demand for luxury homes remains particularly strong in areas such as the Cape Town City Bowl and the Atlantic Seaboard, where sales above R50 million, and even exceeding R100 million, are no longer uncommon.

Massive draw toward KwaZulu-Natal’s coast

However, the sales at Beachwood Coastal Estate mark a shift in focus toward KwaZulu-Natal’s coast, where buyers are increasingly drawn to spacious, low-density developments with direct access to nature and the beach.

The estate is located on a 430,000 square metre site on Durban North’s pristine shoreline and is designed as a low-impact development, with more than half of the land reserved for natural rehabilitation and open spaces.

This includes dune forests, mangroves, wetlands, and landscaped areas intended to create a peaceful, nature-integrated living environment.

Phase one of the development includes 52 free-standing plots and 37 apartments, duplex villas, and forest duplexes.

Homes in the estate include garages, parking bays, and, in selected cases, utility areas, staff accommodation, and storage space.

All units are inverter-ready and equipped with smart-home connection points, meeting the growing demand for homes designed to support reliable backup power and integrated digital systems.

The estate’s position in Durban North is a key selling point, which offers direct beach access alongside proximity to uMhlanga, La Lucia, and central Durban.

Golding said this combination of location, privacy, and lifestyle appeal is especially attractive to families, professionals, retirees, and buyers prioritising security and outdoor living.

With few comparable estates in the area, demand has been particularly strong among buyers looking for exclusive coastal living without having to relocate to the Western Cape.

The R3.5 billion development was officially launched by eThekwini mayor Cyril Xaba, who described the project as a major investment statement for the city.

He noted that the estate represents the benefits of cooperation between local government and private developers, positioning Durban as a growing hub for large-scale coastal development.

The launch was attended by provincial leaders, business representatives, and trade officials who reiterated support for ongoing investment in KwaZulu-Natal’s economic and lifestyle infrastructure.
