The luxury lifestyle estate in South Africa where less than 5% of the land has been developed
Monaghan Farm in Gauteng has been built to preserve farm-style living, with less than 5% of the land developed.
Monaghan Farm is a lifestyle residential estate situated a mere 3.5km from Lanseria Airport and midway between Johannesburg and Pretoria.
Pam Golding said that the estate, which was launched in 2007, is set across 517 hectares and has a well-established community.
The farm-style estate will see less than 5% of the land being developed, with Highveld grasslands, indigenous vegetation and sweeping views remaining untouched.
The single-storey homes on the estate are also designed to fit into their natural surroundings, with residents set to enjoy the best of both worlds.
The architecture of the estate is intentionally understated, with roof farms being simple, colours muted, and materials naturally linked to the environment.
“The estate is highly sought after by buyers seeking a more spacious, country lifestyle without sacrificing convenient access to key urban centres,” said Pam Golding Properties area specialist, Sharen Byren.
“Residents value privacy, space, sustainability, security and architectural excellence, while embracing green living and a more considered way of life.”
Byren added that increasing traffic congestion around Johannesburg and OR Tambo International Airport is making convenient access to Lanseria Airport more appealing.
This is especially true for residents of Fourways and northern Johannesburg, as well as for business and leisure travellers.
Stands apart
The estate was designed to marry sustainable home design combined with farm-style country living.
“Created as a low-density legacy estate with strong environmental and architectural principles, Monaghan Farm has been carefully planned to ensure that its expansive open spaces are permanently conserved,” said Byren.
“This is a close-knit community, largely made up of families who enjoy the outdoors, respect the environment and appreciate the estate’s relaxed, understated lifestyle.”
Many of the estate’s residents are self-employed entrepreneurs, while several are doctors who commute to the Fourways Life Hospital, which is close enough for after-hours calls.
The stands, which range mainly from 3,000 sqm to 7,000 sqm, have seen a massive rise in values over the last several years.
Stands around 3,000 sqm attract R2.9 million, while a selection of small stands range from R1.18 million to R1.4 million, including VAT.
Larger homes range from R6.5 million to R24 million, with several new homes under construction for the estate.
The estate enjoys 7km frontage along the Jukskei River, and is supported by solar power and water backup systems.
“The riverine bush and open veld of Monaghan Farm can be explored via an extensive 30km network of trails for running, walking, mountain biking and horseback riding,” said Byren.
A gym, padel courts and a multi-sport court are also under construction and are expected to be finished by the end of 2026.
Other attractions include the Other Side restaurant, a Montessori school for children up to 12 years old and high-speed fibre-optic connectivity.
Pam Golding said that other schools are a short drive away, while shopping amenities are conveniently located around 10km away from the estate.
