Smart home boom in South Africa

Richard Gray, CEO of Harcourts South Africa, says the 2024 property market is set to see a significant shift towards smart homes.
“Smart homes are no longer a luxury; they’re becoming a standard in new properties. Buyers today are looking for homes that offer both convenience and efficiency through technology,” said Gray.
Smart home technology includes several features, from automated lighting and heating systems to advanced security and home entertainment systems.
“It’s about creating a connected home environment that can be managed remotely and intuitively,” said Fray.
The rise of smart home technology comes with several benefits, as these homes offer improved security, energy efficiency, and overall comfort.
They also have higher resale values, making them a wise investment.
Gray said that buyers should focus on the integration and scalability of their smart home systems.
“It’s important to look for homes with technologies that can adapt to future advancements. Compatibility with various devices and platforms is also key,” he said.
The outlook
As 2024 continues, the integration of smart home technology in properties is set to rise.
“We’re just scratching the surface of what’s possible. The future of home buying will undoubtedly be more connected and technologically advanced,” said Gray.
When looking at the future of smart homes, Claude McKirby from Lew Geffen Sotheby’s International Realty previously said that AI-powered virtual assistance, like Amazon’s Alexa, will become more contextually aware, allowing for intuitive interactions.
Augmented Reality (AR) integration will also allow homeowners to experiment with furniture and room layout choices, whilst improvements in Virtual Reality (VR) will allow people to virtually tour homes, test out smart home devices, or even control devices remotely.
The homeowner’s safety will also be ensured through better security measures, including encryption protocols, biometric authentication, and enhanced cybersecurity measures.
“Smart home upgrades provide homeowners with opportunities to enhance their living experience, improve energy efficiency, and increase convenience,” said McKirby.
“Ultimately, the value of smart home upgrades lies in aligning the features with individual needs, preferences, and budget constraints to create a home that is not only technologically advanced but also tailored to the homeowner’s unique requirements.”
