A look at the R130 million country resort for sale in South Africa
A country resort in Lothair, Mpumalanga, is on the market for $7.3 million (R134 million) plus VAT.
Pam Golding said that the Tolderia Farm and Resort is nestled in one of the most picturesque landscapes within the Highveld countryside.
The farm is 1,700 hectares and comprises five dams, wetlands, commercial plantations, and diverse wildlife.
There are also upscale accommodations, venues and heated swimming pools.
The farm’s five dams have spillways blasted out of sandstone, and three freely flowing streams flow into them.
Water sports activities, bird and game watching, and fly fishing are available to those who enjoy the great outdoors.
Varieties of bream, bass and trout are contained in the dams, and a 2.4-meter-high game fence encircles 1,300 hectares of the property.
Wildlife, including buck, deer and zebra, are found across the farm.
The resort also has a unique entertainment venue under a large overhanging rock and waterfall.
The entertainment venue can seat 80 guests and boasts a fire pit, heated swimming pool and a facility to launch boats into the dam.
An additional cave houses a fully equipped kitchen, braai area and bar.
The accommodation also includes:
- Four luxury three-bedroom chalets with direct access to the water’s edge, each with an outside barbecue and heated swimming pool.
- Six luxury two-bedroom chalets are situated amongst the sandstone rocks.
- A two bedroom dam house set within a beautiful garden with streams, waterfalls and a rondavel sitting on the water. Adjacent to a heated swimming pool is a cave with a built-in bar and fireplace. There is also a boathouse and private jetty.
Moreover, there is a two-bedroom manager’s residency close to the venue area and chalets.
“Sold as a going concern, Tolderia Farm and Resort has approximately 1 023 hectares of Pine and Eucalyptus plantations, three boreholes supplying water with submersible pumps, two Eskom electricity connections (100KVA and SOKVA) and two huge water pumps and a pipe network in place,” said Pam Golding.
“A 1.1km airfield, farm and game drive roads and forestry equipment needed to operate commercially ensure that all operations run smoothly and self-sufficiently, making this a once-in-a-lifetime opportunity for the discerning investor.”
Rise of travel
Despite the challenging economic environment, many South Africans still choose to travel.
The latest PwC Voice of the Consumer Survey asked South Africans about their spending intentions in the coming six months and how they expect their expenditure on specific product categories to change.
The results showed that six of ten local respondents expected to spend more on groceries, clothing and footwear over the next six months.
Only 42% of consumers said that they expect to spend more on comfort and luxury goods in the next six months.
Amidst this economic strain, shoppers also do not see the present as an appropriate time to purchase durable goods like electronic devices, sports equipment and toys.
That said, travel services are the comfort/luxury goods that will likely see increased spending over the next six months.
Moreover, official inflation data suggests that holiday options have become more affordable over the last year.
Tolderia Farm and Resort could thus benefit from the increase in local tourism.
