Lifestyle estates are booming in South Africa
South Africa has seen a significant rise in interest in mixed-use developments and lifestyle estates in recent years.
Giovanni Gaggia, CEO of Real Estate Services, said that lifestyle estates offer a unique blend of luxury living and community engagement.
The estates typically offer several amenities, including golf courses, fitness centres and nature reserves, which cater to various interests and promote an active lifestyle.
They also offer a secure environment and well-maintained infrastructure to add to their appeal.
“Lifestyle estates are designed to provide residents with a high-quality living experience,” said Gaggia.
“They offer a variety of recreational facilities and social spaces, encouraging a sense of community. The security and exclusivity of these estates are also major factors that attract buyers, especially families looking for a safe and engaging environment for their children.”
Gaggia said one example is the Val de Vie estate in the Cape Winelands, known for its stunning views, equestrian facilities, and outdoor activities. Residents there enjoy a tranquil lifestyle, making it a desirable location for families and retirees.
Mixed-use developments are also becoming more popular as they offer a convenient, integrated lifestyle.
These residential areas combine retail, office spaces and entertainment facilities, giving residents everything they need within walking distance.
“The appeal of mixed-use developments lies in their ability to offer a comprehensive lifestyle solution,” said Gaggia.
“Residents enjoy the convenience of having shops, restaurants, and even workplaces close by, which saves time and reduces stress. Additionally, the vibrant community atmosphere created by these developments is a significant draw for many people.”
For instance, Melrose Arch in Johannesburg offers residents luxury shopping, dining and entertainment in a well-designed environment.
Gaggia said that the rise of mixed-use developments and lifestyle estates shows a broader shift towards community-orientated living.
The trend is driven by changing consumer preferences, with more South Africans looking for environments that offer work-life balance, social interaction and convenience.
These developments also incorporate sustainable practices, including green building techniques and eco-friendly amenities, appealing to environmentally conscious buyers.
“Community living is becoming a preferred choice for many South Africans. The integration of residential, commercial, and recreational spaces creates a dynamic and interactive environment,” said Gaggia.
“Moreover, the focus on sustainability in these developments is a big plus for those prioritising eco-friendly living.”
For example, Steyn City in North Johannesburg is known for its green spaces and eco-friendly initiatives. These initiatives enhance the overall quality of life, with features benefitting from the environment.
The trend towards mixed-use developments and lifestyle estates is expected to continue growing in the future.
Developers are increasingly focusing on creating diverse and inclusive communities that cater to a wide range of demographics and lifestyle preferences.
The trend includes the incorporation of affordable housing options, cultural amenities and innovative design elements.
“The future of community living in South Africa looks promising. Developers are responding to the demand for more inclusive and versatile living spaces,” said Gaggia.
“We can expect to see more projects that not only offer luxury and convenience but also promote social inclusivity and environmental sustainability.”
