Why South Africans are flocking to estates
Estate living has firmly established itself as a desirable lifestyle choice in South Africa.
Alexandra Bentley, broker co-owner of Fine & Country Lanseria & Hartebeespoort, has noticed this uptick in demand and said that there are various reasons for its booming appeal; offering a blend of security, community, and high-end amenities.
“These exclusive residential enclaves continue to thrive despite changing housing trends,” said Bentley.
This was recently echoed by Giovanni Gaggia, CEO of Real Estate Services, who said that lifestyle estates offer a unique blend of luxury living and community engagement.
“Lifestyle estates are designed to provide residents with a high-quality living experience,” said Gaggia.
“They offer a variety of recreational facilities and social spaces, encouraging a sense of community.
The security and exclusivity of these estates are also major factors that attract buyers, especially families looking for a safe and engaging environment for their children,” she added.
Security offerings
Bentley said that one of the primary reasons estate living remains highly sought after is the peace of mind that comes with top-tier security.
Gated estates provide an almost “safe haven” appeal in a country characterised by high levels of crime.
They often boast 24-hour manned security, biometric access control, and advanced surveillance systems, which allow residents to live without the constant worry that often comes with urban living.
“Security remains one of the foremost reasons people choose estate living. The controlled access and professional security management ensure that families can enjoy peace and tranquility,” said Bentley.
Sense of community
The Fine & Country broker co-owner said that estate living also fosters a unique sense of community that can be difficult to replicate in traditional suburban or urban settings.
The shared amenities and exclusive lifestyle offerings bring residents together, creating opportunities for social interaction and a connected community where residents are more than just neighbours; they share a lifestyle.
She used Blair Atholl Golf & Equestrian Estate, one of South Africa’s premier estates, as an example, saying that it “excels in this regard with its family-friendly atmosphere, offering activities that cater to all ages – from equestrian facilities and golf to wellness centres and hiking trails.”
“It cultivates a sense of belonging,” says Bentley.
“It’s not just about top-end living; it’s about forging meaningful relationships and being part of a close-knit community,” she added.
Immersed in nature
The ability to live within a pristine, natural environment is another reason estate living remains so popular.
For example, Blair Atholl, situated along the Crocodile River and surrounded by rolling hills, offers residents a unique opportunity to live in harmony with nature through its spacious gardens, green belts, and protected wildlife corridors.
Another example is the Val de Vie estate in the Cape Winelands, known for its stunning views, equestrian facilities, and outdoor activities. Residents there enjoy a tranquil lifestyle, making it a desirable location for families and retirees.
“Expansive green spaces offer more than just scenic beauty; they provide an escape from the fast-paced urban life, making it a perfect choice for those looking to recharge,” said Bentley.
Additionally, a hallmark of estate living is access to exclusive amenities.
The estates typically offer several amenities, including golf courses, fitness centres and nature reserves, which cater to various interests.
For example, Blair Atholl offers residents access to a Gary Player-designed golf course, state-of-the-art equestrian facilities, a spa, and a fitness centre, among other perks.
“These, combined with the natural surroundings, create a resort-like experience for residents, making it a top-tier choice for affluent buyers,” said Bentley.
A good investment?
Finally, Bentley said that estate living “has proven to be a sound financial investment.”
“Properties within secure estates… tend to appreciate more consistently compared to homes in unguarded suburban areas [which] makes estates a preferred option for those looking to secure not only a high quality of life but also a long-term financial investment.
